How to come back to re-offer on a house we liked?

    Rather than going straight back in with an offer...

    ...call the EA and say you're still looking and you're still interested in the house. Ask how much interest there's been, what sort of price the EA thinks the vendor would accept now etc, etc...


    Remember that the EA just wants to sell the house - the EA wont be bothered about £10k either way on the price. (It's the vendor who'll be bothered about the £10k.) So the EA will probably be as helpful as they can.

    The house has a lot of potential being on a corner plot. The land around the house is bigger than any other property nearby, hence the higher asking price. In our view what we offered was a fair price but they felt it could fetch a better price due to unusual larger plot.

    They were wrong then weren't they as it's still unsold.

    I definitely wouldn't go back with an offer of an extra £10k but probably around £3k more.

    By the way, it's not for the EA to accept or decline an offer - that's for the vendors to decide so it's not a case of what the EA wants!

    The EA played waiting games with us for a few weeks hoping we will increase the offer, and in the end he just told us the house has been sold very close to asking price. Two weeks after, I called and he told me the same story, even though I told him the house is still available on Zoopla. And this happened two months ago..I really think he doesn't like we didn't offer what he asked.

    It is possible that the house actually has been sold. My mum sold hers last year and it was still showing on RightMove as being for sale for 2 months after she had sold and moved out.

    Why would the EA lie and say it was sold if it wasn't, what benefit would that be to them?

    I believe he didn't like us. Maybe we were a waste of time for him as he didn't receive the price he wanted. I checked the agency's site, it seems they update the houses they sell quite often. After 3 months it is still available there.

    Just call up, say you are calling about "x" property and ask if it's still for sale. When you know for sure, you can then decide your next move.

    I agree with previous poster. Just say you showed interest a few months ago, and wonder if the vendor is more agreeable to negotiate on price now bearing in mind it's been on the market for 9 months now.

    I would contact them again and ask what further interest there has been. Tell the EA you are still interested, remind him of the offer you made previously, and ask him to ask the seller what price they would now be willing to accept.

    If it is an inheritance there may be no hurry to sell as it is not costing the seller anything to hold on. Probate may or may not have been obtained - check this fact if you decide to proceed. It could be that a deal has been agreed but the executor may be duty bound to keep the house on the market right up to exchange of contracts, as they can be obliged to go with the highest offer possible so it stays marketed in case a higher offer is received.

    What is your position? FTB? Mortgage agreed, paperwork all in place? Large deposit? Perhaps there was something about you that made them feel you weren't a serious buyer previously. You need to look like you are ready to go, rather than a tyre kicker.
