Buy a house in Orpington BR6

We are planning to buy a house in Orpington (BR6 postcode) and I decided the area based on Schools (St Olave for ex) crime rate ( which apparently seem less ( when compared to Canary Wharf).
Now the problem I have is information overload and all this data gets hard to decipher from my perspective , especially because I don't reside in that area (I reside near Island Garden DLR) .
I need some first hand experience on how the place is, what people generally feel and some tips like which areas in BR6 is to be avoided and which should be preferred , about schools and any information that could help me decide.
Any help would be appreciated , thanks a lot folks.

Avoid the Ramsden estate and St Pauls Cray. St Marys Cray I would probably also avoid as well. Places nearer to Chelsfield are quite nice in Orpington, but is a bit further from the centre of Orpington.
Langley Park School is a good school, but it's nearer to West Wickham/Beckenham. It's relatively easy to get a bus to if you're luckily enough to get in there though.
Orpington has good transport links so you can get to places like Victoria / King's Cross with just one train. It's also close to the M25 too.
If you see a house you like, drive around the area during the day and at night to see how you feel about the place.0 -
We didn't even consider Orpington when we were house hunting some time ago. We went for West Wickham.0

Why did you not ? - Is it because of Safety ? , Schools ?

We moved from BR1 to BR6 about a year ago now. It is a really quiet area (near St Olaves School) - much more so than where we lived before.
There are some less desirable areas around Orpington (Ramsden, St Mary Cray), but I don't believe these fall within the BR6 postcode. It is convenient for rail links into London and there is a lot of re-development work going on in the High Street at the moment.
We hadn't planned on moving to Orpington, but I am more than happy with our location.0 -
We lived in the St Pauls Cray area years ago and it wasn't great. My sister has lived in Orpington for the last ten years and is really happy there. Great train link to charing cross. Rakesh5883 - How did the house hunting go? Did you manage to find your dream home in BR6?
We're also doing house hunting and while exploring we really loved BR6 area (specially closer to Chelsfield, Farnborough) We've made offer in few properties near Warren Road Primary School lets see how it goes.
Appreciate if you can share you experience if you have secured a home in this area, and how is it treating you in terms safer for young families, diversity etc0
