    September will have a rush of buyers hoping to be in new places before Christmas. Get your house and listing prepared and refreshed so that it doesn't look like it's been hanging around all summer because no one wanted it. Remember new properties will come on the market too so you'll have competition.
    Don't listen to me, I'm no expert!

    Assuming a fairly fixed pool of buyers, the viewers from earlier in the year have already seen your place, and either rejected it or offered on something better. What would tempt them back for another look?

    They are on holiday. If it is a family house then even when people aren't actually away, they have the kids off school and are busy entertaining them so house hunting takes second place due to time constraints.

    We are still around just dont want to pay ridiculous prices.

    Is the correct in answer in one simple sentence.

    Unfortunately all the deluded vendors with their overpriced properties would rather think of every bizarre and obscure reason possible to try and account for the lack of interest in their houses.

    A 3 Bed semi with a side garage is usually on the market for £225k in an around Birmingham. No one I know would pay over £150k. So either the prices come down or we carry on waiting.


    Are you like the market assuming people will pay ridiculous amounts?
  • True re prices I agree with that. The two we had offers accepted on had previously been sold STC but come back on the market. One went up in Feb at 225 went to 215 then sold for 210. Came back up middle of August and we are paying 210. I've seen houses around here disappear only to come back with an extra 10k added on..!

    I feel like we could be overpaying at 210 but will see what the lender says. House is nice enough that personally I can cope with overpaying a bit just to have a 'home'. I don't feel like market offerings are going to improve drastically. I've actively RM stalked for two years.

    Well you can continue to wait for 3 bed semis to come down to £150k, but the chances are you'll be dead before that happens.

    So you are waiting for house prices to dip your way by a third? You'll be renting along with the people you know for ever.

    I agree with some houses that are overpriced, but sometimes you have to pay the going rate to get what you want.
