London and Country conveyancing

Has anyone used them and can give feedback on good or bad experiences?

They are quoting a few hundred pounds more than other quotes I've had but they provide "no sale, no fee" and a buyer protection policy that covers for gazumping etc.

    Are you using Cogent law? That's who they recommended for us and they are awful! They are so slow we tried for 3 days to get in touch with them and they were always busy no calls backs or replies to emails. Our seller is now threatening to pull out cause of the slow progress. The person in charge of our purchase went off sick and no one took over it was only when I rang for an update I found out and they got someone onto it. Personally I won't touch them with a barge pole if this deals falls thru it is because of them

    I don't know who they'll allocate us yet. I'd like to think L&C will have a better relationship with "their" conveyancers but I'm not convinced they'll be quicker.

    London and Country have a nice scheme going where they give you a guaranteed quote for a conveyancer, get you to sign up so they can get their referral fee, then when it's too late to pull out it turns out the quote was wrong (oops!) and the actual fees will be considerably higher. So if you think the fees are high now, add another £500. ;)

    I noticed that the quote they gave and the quote the solicitors gave there was a £50 difference. Hope I don't get a nasty surprise at the end of all this nightmare.

    When we first started having issues with them we rang our broker and he did get onto it and we did have someone call us the next day but it all gone quiet again.
  • hi im having the same issues with Cogent...they are diabolical,,no call backs, lost draft contracts and someone left who was dealing with my case but nobody picked up her emails...i feel like paying them a visit
  • Find yourself a recommendation from family and friends. Dont see the point of going through a referrer as all they will be concerned about is their recommendation fee.
  • I am using Allan Coleman at L&C and recommend him, I find him very good in that he usually replies within 24 hours of sending an email etc, and apologised when he rang me back half hour later than he said he would. Butg again had cogent law pushed on me, was unable to get in touch with them so threatened to leave within a week, lo and behodl they got in touch with me, gave me a 'direct number' so I'd be able to get through, lo and behold a week later was now unable to get through on that number. So left, sounds like it is the best thing I did, lost three weeks with them, but I had the feeling it took them a week to process any paperwork and I felt you needed to be able to get in touch with your solicitor. Now witgh a local one who has been superb, my only geer is their quote was based on an hourly rate I found out after joining, but considering they were recommended by four different people should be fine.
  • I've used L&C twice now. Well, really I suppose it's one and a half times because my current purchase isn't complete yet.

    The first time L&C recommended Premier Property Lawyers. They were excellent. Helpful in explaining what was going on, quick to respond, willing to give guidance on what would happen next and how long they thought it might take, and using their web interface gave me a day-by-day, in fact probably hour-by-hour, understanding of exactly what was going on and where we were in the process.

    I'm using L&C for my current purchase and once again accepted their recommendation. This time they recommended Blacks Direct.

    I used to live in Saudi Arabia and occasionally had to deal with Saudi Telecom. I felt certain that no organisation on earth could match them for their levels of incompetence, indifference, apathy, and outright rudeness.

    Having dealt with Blacks Direct over the last 16 weeks I no longer believe that Saudi Telecom is the worst organisation on earth.
