got a buyer now I can't find a house to buy

    Where are you in the south east if you don't mind me asking? I am looking for something there and am also nervous about putting my home on the market until I see something suitable. As a family with kids at school, it would be hard to just sell up and see what comes up etc.

    Hertfordshire, where property is selling quickly as far as I know.

    Further out than me, but yes, things in that direction are selling very quickly, so my concern is that I will have to bite the bullet before I start viewing/making an offer.

    Don't do anything you will regret, whichever way that will be. Weigh up the benefits of lifestyle verses property, e.g you could always move again if you bought something in the right location and the ideal property there became available.

    Things have probably changed here in the time since we accepted an offer. It happens, even that quickly. We could probably re-market ours and get more, but won't as we don't want to go down that route.

    Well I asked you "Have you looked for houses like this before and seen ones that fit the budget you now have?". You didn't say yes, instead you went on a long spiel about how nice your current house was. Had you answered "Yes" to that question I would have said "Fair enough."

    It seems both your current and preferred locations are in high demand, so stay tuned into the property websites e.g zoopla and Right Move, for the seaside home you hope for - put in your search info and raise your maximum and see if there are any there. If that's the price for style/type of property you have set your heart on living in - don't look back!

    Perhaps better to spend the money on the right place, than spend it on fees when you wish to move from 'big compromise house' in a few years time because you don't like it enough.

    I would never move out and rent, but can see why some people do.

    We did, when we had to move for work reasons. It wasn't a problem.

    We rented temporarily too, for different reasons, We needed a rural, one-off sort of place with a bit of land around.

    Like the OP, we knew that the property we wanted existed, but our budget gave us few choices. We'd had several experiences of missing out, because we couldn't act quickly, which is what's needed with properties that create interest.

    So, we put ourselves out a bit and rented. We had an incredible amount of business-related stuff, so our rental, though not salubrious, was selected to house all that.

    In other words, we roughed it, finding ways and means. It took 9 months: much shorter than all the faffing-about we'd gone though before, just to miss-out!

    I think it's unfair to accuse the o.p. of not doing their research... the supply on the market has changed drastically in a very short space of time.

    Less than 12 months ago there was a real glut of smaller properties in my area, with even reasonably priced ones hanging around and struggling to sell... then in late 2014/early 2015 they all just seemed to disappear off the market (mostly being withdrawn rather than actually selling) and virtually nothing has come on to replace them, the end result being that all that's left on the market now is overpriced dross.
