Hi, Your home is lovely. Don't panic, I would take the advice from taxi73 because people vote with their feet and if Blackpool and surrounding area's know of this EA and they don't like what they know then they won't look in their window. I would definately seek out another EA quickly and ask them to keep you updated regularly, if they don't ring you then you ring them every day to see how your property is going. To be honest if I saw a property that said 'no offers' I would be dubious about it, ask them to take this off.0

I'm from Blackpool and don't think that price is too high but I know a lot of people will not use Oystons as he is a convicted rapist....amongst other things.Sorry but you are best away from them...I for one do not look at his estate agents...there are loads of others in the same area.You will probably sell it on rightmove or with another estate agent for the asking price

The presentation is already top notch.
Only thing I didn't like was the kitchen window seems to be looking straight into next door. You could pull faces at each other whist washing up.
Agree you should be on rightmove.
The no offers is still there and looks really silly now it later says all offers considered. Makes you sound like you started off too high and then got desperate, so dump the all offers considered AND the no offers. Just leave it as the price and let the viewers make up their minds on what to offer.
Also you say it's not selling. But are you getting viewings? If you aren't getting viewings then I'd say it's the price. If you are getting viewings then does it smell or anything :eek: It needs to smell of fresh air, not for example air fresheners or old socks

I understand about the 'no offers' comment but we have reduced it from £240k. I suppose we could drop it a touch more but we need to cover the secured debt so £225k would be the absolute minimum ( to cover legal fees and such as well)
We also have about £6k unsecured debt too. Aaarrrgghh! So hard isn't it???

You're looking to get 225 minimum, and it's up for 227? Not much room for negotiation there.
How many agents has this property been with?
Is your property on rightmove?
How many valuations have you had (what was the results?)?
A lack of viewings COULD be purely down to the agent. I had a property on the market last year, - first two months I had 2 viewings from un-interested parties, despite lowering the price.
I changed agents, & guess what? Lo & behold I had NINE viewings in the first week, the same in the second weeks and some genuine offers.

Rather than this 'no offers/fixed price' nonsense why not go for a 'Offers over' figure. This way you are setting your mimimum price to potential buyers without sounding as harsh. I would ignore the stuff about Oystons too, they have taken on huge numbers of properties since opening the Blackpool office so I don't think you need to worry about people 'voting with their feet' over Owen's past.
I don't think you are overpriced but personally I could never live on such a busy road and this does put people off.0 -

It might be interesting for the OP to ask the agent directly how many buyers they have on their books who are looking for properties like theirs.0 -
Lovely though the house is, I wouldn't go as far as to say "there's nothing wrong with it". Unfortunately, too many potential buyers look for reasons NOT to buy - or even view. In your case, I think some buyers will see the dining room as too small - it's not the colour - it's the fact that it's only 7' 3" wide and it appears to have been created at some point from another room (was it? If so, is that just a stud wall?).
Due to the preponderance of property !!!!!! on the TV, buyers apparently want an open plan kitchen/diner - so similar properties with this feature are probably being viewed in preference to yours.
Property !!!!!! would also suggest that the bathroom is outdated, with a corner bath and "no real shower" being a no-no.
Yet some others would want to see more original period features.
So .... you are probably up against other properties that have more !!!!!! or more "old stuff" (depending on your point of view).
All this means that you need to be marketing at a price that competes with different, lower-priced properties - yours need to have the WOW factor over those, irrespective of the price you want or need to achieve.
But I think you're "nearly there" with lowering price, anyway.Warning ..... I'm a peri-menopausal axe-wielding maniac
