3 days before exchange, vendor does not allow a structure engineer to view property

My surveyor has not replied my email/call/text...
My solicitor has suggested that I bring a friend instead, shall I take the engineer as a friend? They wouldn't know anyway...0 -

Why is the EA deciding when exchange takes place? Surely it's only when you and your solicitor are satisfied?
EA said it's a condition set by the vendor? They threatened me to put the property back on the market earlier however the vendor was not being very helpful when answering queries from my solicitor. Offer accepted 29 June. Mortgage offer received 16 July, building survey 23 July, don't think there was any delay on my side.0 -

EA did make me to offer maximum but it is understandable as he works for the interest of the vendor.
My solicitor did say don't get bullied by EA, she did ask EA to speak to her directly in several occasions. She's being really nice and I am very grateful.0 -
They obviously think they have you nailed down as someone who can not afford to pull out.
I would let the deadline pass and leave the ball in their court, just tout the line structural survey access denied and overdue.
Leave the ball in their court, then any vendors costs are not disputed if they throw the bat and ball out.
A simple structural survey is quite standard where problems have existed, most insurance policies are not worth the paper written on and you would have to sue them to get paid out, the clauses will be telephone book thick on why they don't cover any structural issues.
If they continue to refuse then I agree with above, they are doing you a favour, they have something they are hiding.I do Contracts, all day every day.0 -
Tell them he won't have to pack anything if you pull out, there, problem solved, now he has plenty of time to allow a surveyor round ^^
Sounds very fishy. If it was me, I'd be telling them they either allow the surveyor in or I start looking elsewhere. A lot of problems have been identified, only natural you want to seek as much professional advice as you can.
If the vendor does indeed have a sale in the process, it's in his best interest to be cooperative, or his purchase will fall through. Don't let yourself be bullied.0 -
Simply drop the EA an email (if it avoids a confrontation) this evening saying that you will only be proceeding once you are satisfied by a report from your surveyor as to the condition of the property and would appreciate that he/she facilitates this asap so that exchange can take placeGather ye rosebuds while ye may0

What do you want the structural engineer to look at? The seller has now provided indemnities and this has been going on a long time with multiple issues being raised one after another. I would be annoyed if a month after the offer, having had mortgage valuation, mortgage offered ok, vendor thinks all is tickety boo, he has already reduced the price for you, then after all that you have a further survey. Now it is yet another month later and you're still faffing about with a structural engineer this time.
I'm sorry, I know it's not what you want to hear. You are entitled to do all this of course, but it has been two months for these three surveys which is a very long time. Your seller most likely has absolutely nothing to hide, but is certainly losing patience - and even now you indicate that if the SE finds anything you are going to pull out.
They won't find anyone else to fit their deadline but they are getting really fed up with the way you are going about this and if it were me I would expect that two months in you would be a bit more solid that you actually want to buy the house. They still have nothing definite from you.0
