Moving to Dagenham

  • I have family members who live in Dagenham. Although it isn't pretty it always strikes me how clean it is. The council encourage people to report "eyesore" gardens that are filled with rubbish. They really do frown upon gardens being used as landfill sites.


    There are some very good schools in Dagenham. My nephews and niece all went to uni when they left school (Robert Clack).


    There have been some problems with rogue landlords cramming too many people into houses. On the news recently there were found to be fifty five people living in three houses.


    Barking and Dagenham have introduced compulsory licensing for all landlords now so I think things have started to improve.
    Any landlords not licensed are liable to prosecution.


    I would take a punt on Dagenham. Buy near a station if you can.


    The ex council houses are solidly built and tend to have big gardens. Have a wander around the streets and see some of the massive extensions people have built.


    Barking is just round the corner and they have a huge new leisure centre with a luxury spa if you will.

    Dagenham isn't very nice although I know someone who lives in Dagenham East and she quite likes it but she did grow up in the area. She has a big house and has extended into the large garden. Hornchurch is a nicer area IMO but it might be that Barking and Dagenham might go up in value more as Hornchurch is more of an established area. Upminster is very nice but it is much more expensive.

    I lived in Dagenham for a while and I didn't mind it, I lived near Becontree Station.

    The thing is, every location has it's 'bad' areas or problems. I moved to Wickford in Essex which has it's own issues with travellers...every place has it's problems, some worse than others.

    Back to Dagenham....I didn't have any problems there and I didn't feel unsafe....certainly not after living in Deptford but that's another story.

    Lol. I was going to say that Dagenham doesn't seem that unsafe to me but then I grew up in Lewisham.:rotfl: A lot of East London/ Essex is chavvy but then a lot of places in London are.

    There are a lot of bits of London that are pretty rough, my friend lives in Camden and his house was worth something ridiculous last time I checked even though it is tiny. His street is nice but then a few streets down can be just council estates with a lot of social problems. (I know not all council estates have issues but I know the one in Camden did as my other friend was a youth worker in the area.)

    If your budget is for a two bedroom house at 300,000 then you really can afford to live somewhere other than Dagenham.

    As mentioned above, Rush Green, Hornchurch etc are all within spitting distance but are better areas and you could even look at other nearby areas which are much nicer such as Harold Wood(property there will only increase in value once Cross Rail goes in so would be a good investment if you are planning on moving in a couple of years) or even Woodford

  • Dagenham - shudders! Not because of it being slighlty rougher than where I live in Romford but the people there (generally speaking)!

    You can get a 2 bed property in Romford, 5 mins from station for a lot less than £300,000!

    Would only consider Harold Wood if it was onthe right side of the road ;)

    The Woodford house above " looks" nice but it is right next to the Broadmead estate - another area I would prosecute A LOT !

    Rainham Essex ( away from the Mardyke estate - now called something else - can't remember ) isn't too expensive.
    Stuck on the carousel in Disneyland's Fantasyland :D

    Grrr, I wish Rightmove would put some sort of filter in to exclude these 'Home For Life' properties.

  • Re: Romford the town centre can be very rough at night, I see fights and police vans there at the weekend as there are quite a few clubs and bars. If you move further away from the town centre there are some nice houses though.
