    The Fensa certificate itself is a piece of paper which confirms they were fitted to certain standards and the council were notified accordingly. It isn't terribly meaningful several years on, but you will be asked for it again when you sell, as lenders like these sorts of documents to be in place. The same goes for a boiler installation certificate.

    Search online on Fensa website and it'll tell you whether a certificate was issued, and replacements can be downloaded for about £10. I can't see why your seller wouldn't bother with this!

    Likewise re boiler certificate contact Gas Safe or Corgi and they can tell you whether a certificate was ever issued and when. Replacements for these are dearer, £50 ish. Again, lender may request this, but it's more important that it is safe NOW so if you have concerns get a safety check done or ask your seller to do so.

    Many thanks Hoploz. The windows and the door were installed by OPW By Design Ltd, the company does not seem to have a website.

    I have emailed enquiries@gassaferegister.co.uk to check if any certificate had been issued to the address.

    The survey report states "We understand that the conservatory and kitchen windows and doors have no certification." I suppose that's what the vendor told the surveyor. Is this going to be a problem?

    updates:

    now according to the estate agent: the vendor is happy for me to have another viewing before the exchange, but I could not bring a structure engineer? Are they trying to hide something?

    Of course they are, if they weren't there would be no issue with bringing an engineer.

    I'd suggest an ultimatum is in order and if your vendor isn't playing ball walk away.
