Do not be pressurised into exchanging until you are absolutely certain that it is wise to do so. The Survey's Report has raised a number of issues which certainly need clarification and ''possibly'' further investigation.

    I wasn't suggesting that the solicitor would have the answers to the technical problems but he/she should be giving an opinion on the OP being pressurised into signing paperwork before the problems are sorted out.

    I would have thought if the seller really needs to meet this deadline, he would be bending over backwards to provide all necessary paperwork, certificates, indemnities etc your solicitor suggests are necessary. If he doesn't then it's his fault if it doesn't happen in time.

    You may decide these problems are too much to deal with in any case, but if I was desperately setting a deadline I would be pulling out all stops. This seller doesn't seem to be being very helpful in enabling his own deadline to be met, if you ask me.

    P.s. re windows, I just sold a house and the 10 years warranty was transferable, but I guess it is down to an individual firm - unlikely to be restricted to the original purchaser I'd say but without seeing the warranty document it is impossible to say for sure.

    The Fensa certificate itself is a piece of paper which confirms they were fitted to certain standards and the council were notified accordingly. It isn't terribly meaningful several years on, but you will be asked for it again when you sell, as lenders like these sorts of documents to be in place. The same goes for a boiler installation certificate.

    Search online on Fensa website and it'll tell you whether a certificate was issued, and replacements can be downloaded for about £10. I can't see why your seller wouldn't bother with this!

    Likewise re boiler certificate contact Gas Safe or Corgi and they can tell you whether a certificate was ever issued and when. Replacements for these are dearer, £50 ish. Again, lender may request this, but it's more important that it is safe NOW so if you have concerns get a safety check done or ask your seller to do so.

    What a terrible situation for you and I hope you sort matters soon.

    I think that only a surveyor or architect can really advise and give you peace of mind. That being so, I notice ManOfLeisure has posted here and he is actually an architect.

    Thanks, the surveyor has not come back to me yet, I emailed him yesterday :(

    Thanks, I asked to exchange on Monday next week as the vendor only allowed me to view the property again this weekend, rejected :( Finally he agreed to view it on Thursday.
