    An update for any one who is interested.

    The agent replied to my email after 3 days and confirmed what you said that we could leave on the 31st without a notice period (despite her previous email saying that we needed to give a month's notice period). However, on speaking to the other tenant, they told me they want to stay until the end of September and I agreed to pay rent for that month.

    The agent emailed me saying that we would have to sign a new lease if we stayed past the 31st of august but I advised her that we could just move to a statutory periodic tenancy and she agreed. It does make me wonder how many people take what the agent says at face value without questioning it though.
