Does anyone know Nottingham?

I was wondering if anyone could help.

My sister is moving to Nottingham in early 2016 with hubby and 11-year old son to take up a new medical research post at Nottingham University.

They want to purchase a 3 bed house up to £100k.

She is happy to commute for 30 minutes to work (ideally by public transport) and have access to good secondary schools nearby.

They have been up twice for general tours of the areas - Highbury Vale, Bestwood, Hyson Green and St Ann's but neither are familiar with Nottingham.

We need a little help to point us in the right direction of areas to think of / avoid.

It makes sense to rent for few months in new place rather than jumping to buy in an unknown area.
Happiness is buying an item and then not checking its price after a month to discover it was reduced further.
  • Thanks. Advice on areas, schools and commute hold for buying or renting

Beeston is very popular with University staff and postgrads as it's a decent area within walking distance to the University. The tram extension to Beeston and Chilwell is also due to open very soon, I believe. I rented there briefly when I had a job at Nottingham science park - it was a pretty good place to live.

Bramcote and Wollaton are also near the university and nice areas, but a bit more expensive IIRC. Wollaton has a nice park.

St Ann's has a very bad reputation.

I know Nottingham a little, but don't know about the schools at all.

Your sister's budget for a 3 bed will limit the nicer areas of Nottingham she can buy.
Of the places you list St Ann's is the worst, but I wouldn't say any were particularly nice areas.

Her budget might get something in Beeston, but I don't think it would stretch to Chilwell (from previous posters suggestion).

Might be worth looking at Stapleford?

When I lived in Beeston Rylands, it seemed that almost everyone came from large families who all lived nearby......not many new incomers.

Sorry, missed the 100k budget. I doubt you'd get a 3 bed place in Beeston for that.

Maybe Stapleford as Tixy said, or possibly Long Eaton? Being on the west side of Nottingham is probably best for the University (although the new tram line should make it easier to get there from other areas).

Anyway, I'd agree with the comment about renting somewhere while getting to know the area.

  • I am afraid they are not going to get a 3 bedroom house in a good area for 100k. in Nottingham

They need to seriously reassess what they want and where they want it.

Try looking further out but on a tram line.

A three bed for £100k simply wont happen.

Grantham is a little more than 30 minutes but it has grammar schools and very good transport links.

I personally wouldn't rent in any of the areas she has visited OP and I certainly wouldn't be using the secondary schools in that area.
  • I know Nottingham fairly well (was at uni there) and 100K isn't going to go very far for a 3 bed place, but it is doable.

Firstly, St Anns. Avoid. Avoid. Avoid. St Anns and the Meadows are notorious for their gun crime assocation. Although it has improved since the "shottingham' days, they are still overrun with crime and gangs.

If she is working at the University Park campus, this area is quite near and has fairly cheap properties like the below:

I used to live not far from this area, and used to walk past it when I was walking to Uni. It's not the nicest part, but it's far from the worst and very close to the uni.

Chilwell has the tram and buses direct but a little pricier.

Long Eaton is a bit further, but has 3 beds listed for 100K, and isn't too bad. Again, direct buses to town via the uni.
