So far the Estate Agent has not committed to any date.

The EA isn't the owner of the property. The vendor is. Your barking up the wrong tree.

    Hello Forum,

Weeks ago I viewed a property.
I informed the Estate Agent that I wanted a quick completion and I would not buy a property in a chain.

The Estate Agent said that the seller wanted to buy a new property but was available to move at his son's place in the interim if I put a good offer, which I did.

We agreed for a price (in writing) and for a completion date (verbally).

I have now processed all the solicitor bits my side, mortgage, structural survey etc. and ready to exchange and the completion date is expired one week ago.

I called the Estate Agent in numerous occasion and any time he has new stories to justify delays of the sell. These include: Son move out the area so no chance the seller moving in temporarily, the seller's partner now wanted to sell her place to buy the new place together so a triple chain being in place, the new place having trouble to get planning permissions etc.
So far the Estate Agent has not committed to any date.

I feel like a fool for trusting the agent on the seller's position in first place and I am frustrated in being told a pile of excuses and no commitment on a exchange date.

Despite having spent quite a lot of money on the buy I am close to pull out because I do not want to deal with people making up stories.

I would be happy to get your thoughts / opinion on what you would do in similar situation..

    Many thanks

A couple with no kids, early 30's, Christian, who couldn't do a viewing until they'd been to church, told us that they'd happily move into temp accomadation. They didn't.

Echoing what others have said, it's not wise to spend any money on solicitors and surveys etc until you have written evidence of a completed chain. If they were really in the process of moving, your solicitor would be talking to their solicitor....not you with the agent.

You can't really fix a completion date before exchange of contracts, and this happens when everyone's paperwork is in order.

Personally, I'd be looking at other places now (without a chain). If you find one you like as much or better before they get they make any progress, pull out. In the meantime, halt any further legal work on this one.

This thread is still floundering along? Cod almighty. Batter bring things to a head, or some fin.

You believed the Estate Agent hook, line and sinker to start with, but you are obviously wising up to his fishy tails. Eel say anything to get a sale, I've no trout about that.

I'd cast my net again, and see if I could find another plaice; there are always more fish in the sea, as they say... But, I wouldn't rule this one out either.

After all, you've spent a few squid on solicitor and survey already, and I'd hake to see that wasted.
  • Well, eventually my mortgage offer was due to expiry so we notified the seller we had to pull out.
Lucky day the seller decided to break the chain and things starting moving..

Fast forward, we wasted 2 months rents but we are newly home owners!

Thanks people of the forum for the advice provided :))
