Sorry I was coming from my point of view in that I've lived on a very low income for years (I don't pay income tax as it's that low) and not seen the cuts to the level you describe to local services. Maybe your area is different.

Have you been looking for housing? You can't just not look and expect the council to rehouse you. You have to show to the council you've done everything possible to find new accommodation for them to help including staying in your current property as long as possible by waiting until the bailiffs are evicting you but this then becomes extremely stressful. They should help before you are evicted by giving you assistance to get another private rental by helping by paying your rental deposit for you and asking you to pay them back in 12 monthly instalments. My local council outsources this function to a credit union called Money Spider then guarantees to the credit union that they will not lose money. If your council does the same you'll need to open an account with your local credit union you've still got plenty of time to open one and transfer your benefits.

My question is...have you found agencies have been turning you away without considering your full circumstances and have you found landlords in your area do not want consider you as a tenant as you are on housing benefits? The council will want to know what you've done. What I would do is create and print out a SOA and take it to landlords directly to prove you know how to budget, can pay the rent requested and still have surplus income.

Have I looked for housing. Have I not turned over every sodding stone? God almighty, how do you think I know exactly what LA's do to benefit recipients.., how do you think I know exactly what rents are in this area?

Even the council didn't argue with me when I told them what I've been doing. Even they know what it seems you don't. And of course, I've got to be sitting on my back side doing nothing because otherwise I wouldn't be in this situation would i?

FGS treat me like I sit here on my back side expecting everything to just come to me why don't you? You have no idea.

Sorry, really really had enough. I never stop trying to find a way.., and have been like this for three years. Never stopped. Til now. I've just about had it .

Well done MJ never lost my temper on this forum before. But enough is enough.

I'd put MJ on ignore - he knows full well about the cuts, he's just trying to wind you up. Poor taste, very poor taste.

You've not mentioned it before. You've said you don't want to consider another private LL ever again as you would find it too stressful being asked to move every 6 months.

Housing is very difficult to get I know that. Before My OH and myself were officially living together my OH would have been moved to a women's hostel 40 miles away from here if she were to wait until she were evicted after being given a S21 and waited until the bailiffs arrived. We found a property together and moved in without any real help from the local authority. The local authority were useless. You sound like you've given up but you've got a long way to go yet.

  • Who are you HappyMJ ? A council, a citizen advice bureau ? What about his Landlord's rent, and the mortgage he pays with that rent ? Wish you were my tenant. Bailiffs would seize everything you own to sell at auction, and throw you out on the street !

Just leave it HappyMJ, you're not helping and it's plainly obvious that Deanna is in a bad place right now.

She has mentioned numerous times on her threads about the difficulty of getting a private rental, that's why she put up with a shocking landlord all these years.

Cost of doing business I'm afraid. I am also a landlord of a property myself and expect some rent arrears and voids. There is a potential to for the LL to claim the rent arrears on the landlord's insurance. I don't own anything of value to seize.

Deanna, you're going to have to write back to that MP and say you are very happy to move out of area as long as you can be guaranteed the services and help you desperately need.

I wish I could think of something more useful to offer. ((()))

Thank you.., I'm sorry I shouldn't have bitten but its a nonsensical system and I'm still having problems believing how the system just doesn't work when you are in true need. I shouldn't be so nieve though.

I'm in a 'I don't care, let them do what they will' stage right now. Just been pushed too far.

Thank you so much the people that have taken the time to read my threads. I do appreciate it. I know I write too much so its not easy reading. I'm taking a few days off and then I'll start gather the evidence I need to prove shared lettings won't work to back up my letter.

If I could find a borough that was cheaper with the services I need I'd move.., its just the problem with being asked to move on again.,and of course if you haven't lived there five years, you get referred back to where u were (i.e. here). Its a mad system. Getting another LL like the one here will not be good. I'm not good with stress! Its going to take a long time for me to destress after the last four years.
  • Deannatrois, I stumbled across your thread whilst looking for the info you have asked for.
I too have been served an s21 which ends on 30th sept. I too am on social housing register but I have band 2 for reasons I do not wish to go into.
Cannot find LL who will take HB, have spoken with letting agents who say housing need is so dire in my city that when a LL is faced with applicants who are a professional working couple and then me on HB and a single parent, I don't get a look in.
Social housing is in such high demand that my turn on the bidding system won't come around before the bailif is at my door. There is a waiting list for temp accom so B&B is highly likely, then some sort of temp accom anywhere in my city or the next county, no conciderstion for kids schooling. Once in temp accom highly likely we will be left there as will be put back to band D with no hope of getting a permanant home. If I moved in with a friend, when bailiffs come so I can keep my band 2, the council would reassess, and lump our families together and say I had no housing need! Crazy!!!
LL had an attack of the greedies and was behaving immorally and wanted me to give them permission to break the law to save them money on annual gas safety check. Lots of other out of order stuff happened, but those aren't relevant now.
Just wanted you to know you aren't on your own, I, writing to local MP, not that it'll help, but at least I'm trying everything I can.
As for private rent, it's horribly expensive but I offered three months upfront, additional deposit, references but go no response.
I think the council would be happy if me and my kids just evaporated......
  • I am very sorry you are in this position as well.

Bad week last week but feeling more positive now. Even though I know I'm probably wasting my time trying to get the system to work.

It seems to come at you from all sides and all the institutions concerned operate on a 'wear you down til you disappear' basis. Even shelter have told me they can't do anything til I have a possession order or bailiff's warrant (legal aid restrictions), by then there will be so little time I don't see what they can do.

I'm getting very used to being told 'yes its wrong, yes its damaging but there's nothing we can do'.
