    SHS, DD does airbnb very successfully. With regards to how much to charge, basically check out the opposition and maybe pitch just below at first. With luck you'll get bookings for a couple of nights so only one lot of cleaning for several nights money. She uses supermarket bedding and towels and supplies shampoo, conditioner, shower gel and also has a small basket of other toiletries (mainly filched from hotels she's stayed in!). She has a breakfast basket of jams etc and always has gluten-free bread in the freezer. Think about a key safe so guests can get in when they arrive even if you're not in - saves a lot of stress if you're held up.

    It can be lucrative - she funds her copious holidays from it :p.

    Edit: I know the unit is self-contained but I'd suggest you mention pets - she was advised to do this in case of allergies. If you are successful and become a 'superhost' (dk how, depends on ratings I think) airbnb send out photographers to take cracking photos, they then choose which ones are used. Her cat was tarting about so has a copule of photos of himself on her advert and gets mentioned in her feedback more often than she does :)

  • the bedroom is above mine, you can hear errrmmmmm bedroom noises at times, snoring, S£x , slap and tickle!!! I have had to put my head under the pillow occasionally. OH put on a new headboard a few months ago.... that banged against the wall. Spoilt their thunder I think :o

    Most people are fantastic. We have an older couple touring UK from OZ currently. they've asked for an extra night. China, wonderful family. He was doing a PHd here. They had 2 daughters. brought younger child with them and left 8 year old in China. Singapore, All over Europe . And some British guests too :D

    As the crow flies we are a mile from the City Centre, however there is a great big river in the way, so its a 5 mile trip on bus car train or less miles on the boat. No way to walk across. Even with clear description of location, people can get mixed up. On booking if they say they are city visitors I remind them they will need transport to get across .

  • What do you have nearby? Appreciating you are country, I imagine holidays are the greatest draw. My family are near a film studios so rent out to contractors just by word of mouth, usually Mon - Thurs for 3-6 months or so, then a break before finding another. You could try going direct to companies nearby? Or even B&Bs that get too busy and have to turn people away? Any wedding venues perhaps? Badminton horse trials produce a list of people offering B&B for the duration, within walking distance, for a price!

    Floppy wedding venues and holidays is it I think. We're in easy driving distance of Exmoor, Dartmoor and the beach.

    I have mentioned animals and farm noises.

    The bathroom is still not done...was supposed to be done last Friday.

    Good news bathroom is done. When do you plan to decorate? We're hoping ours will be done in the next few weeks. Now it's planned and provisionally booked I have realised how much I am looking forward to it being done.
