    Thanks for all the replys guys,

    My sister failed her 1st year of A Levels, well she didnt, she didnt get the grades she wanted. Means she has to go back a year.

    Which means she wont go to uni until 2016.

    I am going to print screen this thread off, and give it to my mum tonight

    With both children leaving home within 12 months I'm wondering why a two bedroom home is essential

    Your Mum could buy a one bedroom flat in the area she likes
    She could buy a 2 bedroom place in a not quite so desirable area

    or if 2 bedroom and desirable area are essential - then she could rent .

    Most people when they divorce end up in a less desirable property than the marital home - simple economics.

    Remember however that if your Dad has a private/work pension that its value is part of the joint marital assets and if it is a good one your Mum relinquishing her claim on it could bring in more money in the settlement . Obviously if you Mum also has a pension the same goes for her. All savings, investments and assets need to be included in the settlemt -it doesn't matter whose name they are in.

    The best advice I can give you is they need to try and settle things amicably between them , the only people who did well out of my own situation which was not amicable, were the solicitors. I was naive and had no idea why everything took so long until we saw the bill which of course came out of the settlement.

    Get legal advice. She might be able to get half an hour free. And/Or try the forums on wikivorce. The whole financial picture is necessary before making any judgement as to whether half the value of the house is a fair settlement. Ages? Pension pot? Savings? Insurance?

    Both need more than a 1 bed because the chikd(ren) at uni need a base to come back to.

    And I just love the idea that someone whose work experience is cleaning and part time admin at a primary school, whose educational qualifications are unknown, and age unknown, can just waltz off and get a job at £35k. I know plenty of people who would love to know how to get one of those ...

    :T The post on this thread that makes the most sense to me. I must say I was grimacing visibly at £35k being described as a middling sort of salary earlier in this thread - and thinking "Yep...I do agree and it would feel an appropriate income for me to earn...and I've never earnt anything like that yet in my life personally:mad::(:mad:". So can well see that it would be even more difficult for OP's mother.

    I would say that a 2-bed place at least is necessary for anyone - adult children or no adult children. Its the norm these days to have a 2nd bedroom to use as home office/study/spare bedroom/junkroom and 1 bedroom places are scarcer and smaller in other respects too. I have a 2 bedroom place currently - and its deemed reasonable size (at 100 square metres in size - no loft storage space) and its the smallest I could reasonably live in and I would like a bit more space (eg a 3rd bedroom). So - its not unreasonable to be looking at 2 bed places even for a single person.

    Guest post suggesting £35k pa is easily achievable and middling income is simply totally ridiculous ! Have you looked at jobs that pay that level of money for someone with no experience or relevant qualifications ? No didn't think so

    OP - take sensible legal advice ( not from here as many men here seem to think they are the protector of the " mens " asserts and don't apply the law properly ) your mum may well be entitled to more than 50/50 in view of the earning capacities. Also need to look at all the assets including any pensions.

    What happens to her when you want to move on?

    There seem to be lots of 2 bed flats within her price range - this would seem to be the best way to go.
