Valuation tomorrow,any tips?

Just after a few tips please,my house is being valued tomorrow.,
Everything works and all is in good decorative order etc.
Three bedroom mid terrace nothing special.
Any good tips or pay particular attention to's for increasing saleability?

    Ask for the value and what value to get lots in the door. It helps set your expectation.

    Make sure the pictures don't feature towels, knickers, ripped bog roll, crinkled bed sheets, buckets in the bath etc

    Make it look as clutter free in each pic, even if you have to move stuff to get the shot

    Trim your bush if you have one. It's needs appeal out front

    The windows should be sparkling clean inside and out and the inside window ledges free of dead bugs etc. Outdoors, again, window ledges, front door, doorstep etc. as clean as possible.


    Get the house as nice as possible for the photos but then just live your life, keeping everything in a reasonable state. Don't stress and run around making everything perfect. A good clean and tidy then just keep it like that on a daily basis but not over the top.


    All this, says she, who is also at the early stages of trying to sell and has run herself ragged not obeying these suggested rules. Good luck.

    Just stick the kettle on, offer biscuits, and let them get on with it (if mortgage/survey valuation)....

    Just let them get on with it (if your estate agent)...

    (Just seen you still use a bb playbook - me too! Your house is worth a fortune, will sell in a day, and you'll pick the lucky numbers this Friday.... Well, I can hope to share your fortune, as well as tablet!)

    If it's just a valuation, you don't need to do that much having it reasonably tidy. If they're taking photos for selling the property, then it needs to be clutter free and well presented. Including the outside. And stay that way when you have viewings.

    Big difference between mortgage Valuation for a buyer and informal valuation by estate agent before you market.

    If the former, just offer a cup of tea and leave the surveyor to it. (don't ofer to lift fitted carpets etc for him though!)

    If the latter, the things to consider/discuss are

    * two values, 1) the value they recommend marketing at and 2) realistic sale price
    * EA fees - negotiate down
    * sole agency, multi agency or sole selling rights (NO!)
    * contract tie in period - keep it short
    * EPC - get your own for £50. Avoid the 'free' one they offer (with strings)
    * marketing - be clear what they'll as part of their fee and what they'll charge extra for

    I always add:
    3) Quick (6 weeks) sale price
    To give an idea of absolute rock bottom.

    If an EA is coming to give a market appraisal, the most important thing is to 'interview' the EA, to decide whether you think they can sell your house and get a good price.

    Also, take the opportunity to ask them what you should do to make the property as salable as possible.
