    If it was previously a dentist's building there may also be an issue with planning and change of use to a private house (unless you too are a dentist).

    I think you would be mad to consider this without a proper survey. Spend a few hundred/k now and potentially save yourself a massive amount of money later.

    I take risks on property but as you've described it I'd be nervous investing 60-80k of my own money as such a gamble (without survey) - worst case, something major comes up and its suddenly back to being worth 20k.

    If it was detached the risk would be less as the land would have value, but being attached adds another big risk element.
