    Thanks - I think they just try it on, to try and get as much as they can, I do wonder if they even pass it on to the LL if they claim anything back or if it gets swallowed by the agents! I am hopeful for a similar outcome that you had!

    ADR has started with the Deposit Protection Service. They have applied for the full £695 in relation to "damage to the property" section and added a note saying "Marks on walls and damage to carpets"

    Perhaps they have just submitted the claim in the hope the will get something, I don't know what their thinking is really - it would of made more sense for them to say submit a request for say £100 for the carpet and we would of agreed to that - now they may end up with less, or even nothing! Very strange

    Stand solid - wanting new for old is 'betterment', to which courts will say '!!!! off', and rightly so.

    Make sure you submit as much evidence as possible to refute their claim - inventory and photos from moving in and moving out.

    Your landlord sounds like a very reasonable person, why not make contact to see if he knows what's going on - I would doubt it!
    When my son left his rental the agent tried to insist on professional oven and carpet cleaning even though both were absolutely spotless. we just took photos and ignored them. They never challenged it.
    The agent has got no chance of winning against the evidence you've got.

    Yes I am going to compile it all this weekend (inbetween my LO's bday!) I have about 20 pics on move in all of stains on carpets, marks on wall and a few big gouges out the wall and the check in inventory that states "Marks on walls and stains on carpet" and condition of average, then I have a video of each room on move out with a little running commentary describing everything! Hopefully that shoudl surfice :o

    the landlord always was reasonable, never had a problem with him at all, I think he is a decent guy, I am 98% certain this is the letting agents. We don't have a contact number for the LL anymore more and I think he has moved on from the address that is in the other tennancy agreements as I am sure this one says his name then under address c/o *letting agents address*

    oh, Pernod, I can only imagine the horror of that coming back up, not surprised you can't touch it now :p
