Pre-Sale pack and service pack confusion!

Hi there,
Wondering if you can help clarify a few question I have.
Abit about where I am at in the process:
Mortgage offered, my solicitor has received all his searches back ok, I've looked at the draft contract and fittings form and have sent back one enquiry re: a wardrobe that should have been included into the sale. There is a grounds maintenance charge of approx £100 a year, although the house is a freehold i think it is private land so I have to pay this.
My Sol have requested a 'Pre-sale pack' from the sellers Sol over 3 weeks ago. We still haven't heard anything. Out of desperation I contacted the seller directly to see what the issue is. Turns out that this ' pack' that my Sol has requested will cost the seller £400 hence he hasn't requested it from the managing agent!
I went back to my Sol to check if this pack is necessary in which he replied he can not complete without it. and it is a legal requirement.
Am i right to feel frustrated that surely the sellers solicitors should have told the seller that he MUST get this pack?
What exactly is this pack? does it contain all the information about the house and also the history of this grounds maintenance charges?

Yes the Seller pack/management pack is a necessity. The seller has to provide one to the buyers solicitor. They can be about quite expensive!
Management pack/replies to leasehold enquiries (“Management Pack”)
Buildings which comprise flats must be managed/maintained by the landlord and/or management company, e.g. buildings insurance must be kept in place and common areas must be maintained. When selling a property, the vendor’s solicitor will normally provide the buyer’s solicitor with a Management Pack. A Management Pack will contain crucial information regarding the building such as confirmation of when future works are likely to take place, details of when works were last carried out, evidence that buildings insurance is in place, and accounts for the past three years. A Management Pack could cost anything from £75 to £500 plus VAT and disbursements.0 -

really hard to say. depends entirely on the management company, some take weeks, some take a couple of days, but for £400 I'd hope the latter for you!0 -
Thank you! I'm crossing my fingers this will come through in days rather than weeks! We are on a tight schedule. I've just spoken to the EA who confirmed that this request has been made and the seller has paid to get this released... it will come through 'electronically' so fingers crossed!0

When I sold a flat couple of years ago, the management pack cost about £400.00 and they turned it around in 5 working days. But it all depends on the managing agent and how efficient they are, some take few days and some few weeks.0
