House bought off-plan different from original design

  • I don't "think" it's 1m. The blueprint (don't have a copy to post here) states the utility is wide 1.6m, but I've seen where they've put the wall and it's definitely less than that.
    Same for the hall. From the plan I posted here (and the blueprints) the stairs should start like 1m from the door (from the blueprints looks actually like 1.4-1.5m) but they've actually put it about 30cm away from the door.

    Have you exchanged contracts? Or moved in already?

    If you haven't exchanged contracts then don't until you've had the measurements checked professionally. The result of that determines if you exchange or walk away.

    If you've completed then you need to firstly approach the builder with your issue and if they can't resolve it to your satisfaction then take it to the NHBC.

    From the link and house type P308 am I right in thinking it is a Winchcombe design as per the link? No dimensions for the utility are given on he site, but I can't vouch for what you have seen at reservation

    As for the tolerances on the webpage it does say:

    "Note: This floorplan has been produced for illustrative purposes only. Room sizes shown are between arrow points as indicated on plan. The dimensions have tolerances of + or -50mm and should not be used other than for general guidance. If specific dimensions are required, enquiries should be made to the sales advisor. The floorplans shown are not to scale. Measurements are based on the original drawings. Slight variations may occur during construction."

    So there less than 1 foot between the front door and the stairs? It seems unlikely as you would never be able to carry anything up there.

    The sort of numbers the OP is talking about probably don't meet building regs(30cm from stairs to wall!/door) anyone know?

    Something doesn’t add up here. The foot of the stair cannot be just 300mm from the front door as it would clearly not comply with Building Regulations.

    Furthermore, the ‘Utility Room’ is in fact a primary entrance level WC which requires a minimum 750mm clear space in front of the WC pan (Part M, Section 10 refers).

    Thanks, though building regs would cover this sort of thing.

    I wonder if the OP has never been in a modern shoe box house and just went from the plans and can't judge distances well.

    remember the days when developers put undersize furniture in the show houses and did not put on the doors to rooms to make the places feel bigger.

    Oh yes, and turn the heating up high in the winter to make them feel 'cosy' as well as plug-in fresh coffee smell.

    I suppose you can't blame any product supplier for trying to show their product at it's best but if people go away with a deliberately constructed false impression then things have gone too far.

    I have seen 5 bedroom homes (yes 5) that are less than 100 sq m floor area. That can't be a useful way to live surely.

    Let us hope that the OP is not too disappointed with their purchase.
