House bought off-plan different from original design

We've bought a house off-plan (nowadays is the only way to secure one).

We'd seen the blueprints and it seemed ok but the final result is quite different from the design.
For example the utility room was designed as 1.6m wide but it actually just 1m.

Can they do that? Can they build something different from what's planned?

    Some variations will be allowed for in your contract, so read what it says. Talk to your solicitor if you think it's a significant difference.

    Maybe the measurements on paper are from the middle of the wall or if an outside wall the measurements could include the thickness of the wall. When you measure inside you're measuring wall to wall. That could account for a little bit of the difference but 600mm is quite a bit out.

  • No. The blueprints report the inner measures and the wall thickness as a separate measure.

    Where did the missing space go? Is it that another room is larger by the missing amount? Or is the overall area of the house significantly different from the plans?

    I would expect there to be a margin for small differences e.g. in the thickness of internal walls or internal walls placed an inch or two out. However what you have described is more than this.

    I agree you should speak to your solicitor. If it is an internal wall that has been positioned wrongly they may be able to move it or negotiate a discount. However if the overall size is materially smaller I would be interested to know what your solicitor says are your options.

    1.6m wide is a utility room, 1m wide is a corridor and so the house is significantly not as described. How can you use a 'room' that's only 1m wide? I don't think they can get away with that, but check your options with solicitor, that's what your paying for.

    I've no idea of what you;ve signed or whether you've exchanged contracts, butnobbie is right - practically , what can you do with 1m?
  • That's not the only difference. I haven't measured the house but the impression is that it's smaller than what's on the plan.
    Another example: there should be a 2mx2m hall, with the stairs on a corner, but the stairs are basically in front of the entrance door (30cm I'd say).
