Personally, i would not buy it. It is right next to the ring road (except you do not have the convenience of accessing it!) so noise is horrific. Probably why the yard looks unused.
It is in littlemore, not Oxford. Do they actually know the area???
It is quite a rough area, and the nearest secondary school is pretty poor.
If you want to live outside of Oxford, go and live somewhere much nicer, like Witney or Eynsham which both have regular and quick bus routes into the city and much better schools. If you want to live in Oxford, live in a nicer area closer to the centre.
I lived in Cowley and Temple Cowley for years and would not have even bothered looking at that property.
Edit: if they want a house to do up, the one at £275k on Cricket Road is a much better "investment".Should've = Should HAVE (not 'of')
