You could get somewhere in Tottenham for that price. Prices have risen significantly in the last year or so, but I reckon you could get a 3 bed for 300k. Around Seven Sisters station (Victoria Line) is extremely convenient for public transport. Victoria Line. Overground into Liverpool Street. Direct bus services to Kings Cross, Euston, Liverpool Street, Victoria... From Tottenham Hale you can get a direct train to Stansted Airport and Stratford. Not the cleanest part of London, but very friendly and mixed. The Victoria Line is very reliable. Just over 10 minutes into Kings Cross. River Lea near by, as well as Tottenham Marshes, for green space.0

Sorry but I would not buy in Tottenham
I'd rather buy in High Barnet, New Barnet (cheaper), Whetstone, Southgate, North Finchley or parts of Palmers Green.

Well, We've lived in Tottenham for 16 years. When we wanted more space we still bought within Tottenham. Most people have been friendly to us. And most of our neighbours have been great. For us the biggest downside is the schools. While they are improving, it's not going to be soon enough for us so we ARE moving. But we like Tottenham enough to want to keep our existing house anyway, in case we want to move back.
The area varies quite a lot. But around Seven Sisters station it's great. Actually quite a lot of gentrification going on around West Green. And the area East of the High Road, both within the Tottenham Gyratory and south of Broad Lane (leading down to Markfield Park and the River Lea) is pleasant. And for the stated budget I'd say it was a good area to consider.
North Finchley, Palmers Green, New Barnet - not on the underground, which was one of the OP's requirements.
High Barnet - lived there for 7 years. Lots of green space, but felt too suburban for my liking. I doubt you will find anything within the the 250k to 300k price range anyway.
You might find some places around Finchley Central too. The other place possibly worth trying is Walthamstow.0 -
Barnet was mentioned above - avoid, unless you enjoy being stuck on a very unreliable and slow tube line.
I've been looking at BTLs in the Crystal Palace / Penge area. Looks very nice and afforable, with good rental yields, if thats a consideration.
Lots of history, and lovely parks. Good train links to Victoria. When the tube opens shortly, there will also be a nice bump up in (already rapidly rising) house prices.

I think Generali has the right idea with Tooting, it's quite up-and-coming. However, I doubt you can get a 2 bed terrace for 250K - more like at least 300K these days...
I don't know north London very well, but I would avoid the Northern Line at all costs...Errors of opinion may be tolerated where reason is left free to combat it. - Jefferson0 -
Northern line is actually improving. And there are plans to split it into two separate lines which is expected to improve things further. Having said that, I used to say that there was a difference in attitude on Northern Line and Victoria Line. On the victoria line, if you went to the platform and it said 3mins to next train you would think "just missed a train!". On the northern line if it said 5mins to next train you would think "great, just in time for the train!)0

I know I live there but I can recommend Purley. I know it's Croydon, but it is a nice area, and you get a "croydon discount" on the prices - for example:

I know you may want to have the tube on your doorstep and that is fair enough, but from this area the mainline trains take about 20mins to get to Victoria and 25 mins to London Bridge. For a Z1-6 card it will be about £160 per month. The countryside is a 5 minute drive to the south, and although it is most definatley 24 carrat suburbia we have found everybody very friendly and are so centrally located we don't need to go to town except for work (although if we wanted to it would be easy). You would be right in thinking that Croydon itself can be a bit of a hole but tbh that is london for you - good areas next to bad ones. It may not be the kind of place you are looking to live in, but I would never personally go back to having a small place next to a tube station - give me the nice garden and quiet (must be getting old!). Cetainly have a look at some of those zone 5/6 areas without the tube, generally the overground is faster anyway.

I can second that, I've lived in West Hampstead and Tooting, but decided to move to Sanderstead (just south of Croydon). For the same price as a two bed flat in WH or a 2 bed terraced house in Tooting we bought a 3 bed detached house with large garden 10 mins walk from Sanderstead BR station (zone 6, 20 mins to Victoria, 25 mins to London Bridge). The area is infinitely more pleasant to live than Tooting and we enjoy living here as much as being in WH.0
