  • My husband is in Public Services and has a transfer to our home county. I have to give my job up but I hope to be back teaching when we move.

    So that's why we can only use his wage of 30k. And like Malmo said before 'some lenders don't like single applications if they are married'.
    So since then I've established that I can be on application but will I make any difference at all?

    For example if a joint application was processed and each person earned 15k each would that treated the same as one applicant earning 30k and the other on Zero?
    As stated earlier my husband has the PDLs and I believe my CR could help but I would be the one earning nothing?

  • Thanks kingstreet. Well as far as I know and we have checked over all of our CR, is that the only bad looking marks are for the PDLs and they aren't even visible one of the statudory reports(equifax). Obviously we want to be open and honest from the start.
    Can you class PDLs as adverse? I see people being excepted on other threads with defaults etc etc. Although I understand it shows money problems and get why banks would be reluctant to borrow people money, they were over 3 years ago. I would like to think a man can change in that time. Thanks for your post.

    This would suggest that lenders who search Equifax only may be the ones most appropriate for your case.

    For your own research, there is a thread where forum members report which credit reference agencies are searched and reported to by which lenders.

  • Thankyou again Malmo! Just on of chance do you know how long a Morrgage application takes from start to finish? Going to try and get the ball rolling via a broker and may need just a little longer to get that little bit extra for their fee's.

    The application from the point when you meet your broker to when a offer of loan is made is most impacted by the selected lender's internal process and case load. It could be a week to 10 days if you're lucky or more than a month if you're especially unlucky. If you want or need a quick turnaround, then it would be worth specifying that as a requirement to your chosen broker so they know which lenders would be most likely to have the best timescales. If time isn't a critical requirement, then just ask your broker what the recommended lender's current timescale looks like.

    I know many lenders (looking at you Natwest) have been extremely busy and some are about to put their rates up to stem the inflow of new business.
  • Thankyou again Malmo. This has cleared alot of issues up. It sounds about right banks putting there rates up, our luck in away although I don't defend my husband for using PDLs but he is in a public service now(we are newly married) and things are looking good. If only we can be placed a mortgage.
    And I will be taking your advice with what was said on the PM. Hopefully they will sort it.

    I got offered an halifax AIP which stated 10% deposit required & like you I called them to check why it wasn't 5%. like you I had applied for the AIP online.

    Customer service told me that they would never offer 5% deposit at this stage but may offer this at full application when Help to buy is also checked. He said that the fact I was offered 10% deposit mortgage at that stage indicated that I was in the best category.

    So I wouldn't worry so much if I was you - or not at all in fact, good luck

    We've just received a dip for %95 from Halifax. It was actually for 55k more then we needed. We have a joint income of 70k but I do have a fair few debts. Got the kfi with all the repayments detailed and it's definitely a %5 deposit.
    Full application in today.

    Did you have any credit issues if you don't mind me asking? We have live together for nearly 3 years and everything is paid by DD never missed a thing. Just the god damn PDLs
