Call Gas Safe and ask them if a certificate was ever issued for that address. If it was then a copy can be provided for a fee, which would probably be cheaper than the indemnity and would satisfy the lender.
as we're renting property out, we will need a new one soon in any case, so we're planning on arranging an engineer visit to get a new Gas Safe Certificate done..We're getting our solicitors to confirm to lender if it's sufficient.0 -

I think you're confusing the building regs for the instillation of the boiler and the gas safety certificate. The former is something that should be done for every boiler. The latter is what landlord have done annually.Don't listen to me, I'm no expert!0 -

We were obliged to pay for an indemnity policy for our boiler as, due to a minor technicality it had not been registered four years previously.
It was at installed at the time when Corgi ended and Gas Safe replaced it, and our plumber had failed to re-register.
The fact that it had been serviced annually was irrelevant.
That no council would ever inspect it and find fault with lack of building regs was irrelevant.
The fact that it was too late for the council to take action was irrelevant.
The buyers' solicitor insisted on this indemnity, so we paid for it.
About £35 as I recall.

I've been quoted 15 quid for an indemnity policy that covers my boiler for the lack of building regs / failure to be registered, as well as for a missing window FENSA certificate. The policy is far cheaper than dealing with the two issues.0
