Repairing kitchen tiles, counter & Carpet stain

Hi, I couldn't find any ref to these things on the site so I hope whoever reads this can share some of your valuable suggestions from your own experience. Thank you in advance.

I'd like to request only helpful comments please, to ensure positive vibes to this thread.

Ok here is the help I need.

1. I'm renting a property I will be moving out of and I want to ensure I leave it in good condition.

2. I have several areas that need attention before I leave and I'm unsure which is going to be the easiest and most cost effective way of dealing with the repairs.

Here are the repairs that need doing:

1. 4 kitchen tiles have cracks and a little bit of the tile has come away (just the surface only the entire tile is mostly intact). When I moved in 1 tile already was cracked. The other tiles cracked with dropping cups etc on the tiles. Despite having a rug on the tiles. It is a very small kitchen so room is tight. The tiles are a mottled sandy (non shiny)colour so a bit tricky to match.

Q. What is the best way to repair them. I've done some research and people suggest filler, e.g. poly filler, wood filler, or silicon filler and then some form of paint and sandy down? Or would it be cheaper to get a tiler to replace them?

2. Kitchen worktop - There is 1 small burn on the kitchen worktop which is formica from a hot pan. The plastic bubbled and then split and it has left a burn underneath. It's about the size of 5p piece only.

Q. The research I've done suggests sanding down, then using putty and a melanine paint to cover. Is this the best approach?

3. Small Red ink pen stain - there is a small stain/mark on the carpet I have tried removing it with various carpet cleaners and it did lift some of the stain although not all of it. It has slightly lightened the surrounding area too. The carpet has been down for quite a while I would say 5 yrs plus, it had a big stain on it when I moved in.

I got a quote over the phone from a local carpet cleaner and he says it will cost around £35-45 to clean the entire carpet and he can't guarantee the stain will come out.

Q. I'm wondering what is the best option here? Any ideas about getting out roller ball ink stains?

It's a funny thing on a side note: I've been renting and lived in various properties for many years. This is probably the smallest and it's the first time that I've ever had to deal with any damage. I find living in a small space is much harder and accidents happen easier!

I'd love to hear your suggestions and ideas to resolve these challenges with the least hassle and within a small budget.

Red ink is usually permanent.

Ball point ink can often be removed by spraying it from close range with an aerosol such as deodorant and then blotting the ink up. I've always done this for ink stains in school shirts, so it may not be as effective on a carpet.

There is no way a DIY repair to heat damaged laminate or cracked tiles could do anything except make things worse.

Hi Anselld - thanks for the info and link. the research I have done suggests some options might be possible. Some of the cracks are hairline so I think there maybe a solution. I'm going to stay open to possible solutions.

What else is possible here I wonder?

Replace the tiles.

Burnt worktop cannot be 'fixed. Negotiate a cost with LL. Research 'betterment' and compensate accordingly.

Ink - try a variety of solvents to remove it, like alcohol, nail varnish etc...

The rest you need to speak to LL about it. he can't claim. The price of a new worktop or floor if it was old, just a percentage.mby the sounds of it he hasnt bothered replacing it from when the last tenant damaged it.

Was there a signed in inventory when you moved in?

thanks everyone for your suggestions here. The worktop wasn't new, 5yrs old plus although it looks in good condition. No the carpet hasn't been replaced I think it is older than 5yrs and being a pale colour is tricky keeping it clean. The tiles are 5yrs + old too some of the grouting was coming away naturally with wear and tear.

No there was no signed inventory. Pinkshoes.

Also my deposit wasn't put into a scheme so I'm uncertain where I stand with getting that back. Hopefully we can agree without hassle.

Also filling some of the hairline cracks in the tiles seems to have worked. This hasn't solved the deeper cracks.
