I received the contract from the solicitors and been trying to read through it before signing and giving it in (my god there is so much!) but there was no clear completion in there.
Obviously things can go wrong. My dad strongly suggested we ask if we can get a guarantee in writing that the developer would pay a penalty if they do not meet the date agreed - can this be done?
I dont want to over step my mark, but I dont want to have this burden hanging over my head the whole time either.
You can try, but I wouldn't rate your chances. Best just to accept a little 'wasted' rent, because the loss of that money will be a lot less stressful than the alternative.
(I'm moving to live with my parents for 3 months between selling and buying my newbuild. I wish I had the option of paying an extra months rent instead of moving twice in 3 months and paying storage!)0 -

Yea I think we will end up doing that. our rent is quite cheap so it wouldnt break the bank... once you hand in your notice thats it, you know?
we visit the site every friday after work to see how its progressing... it seems to be coming along fast!
my dad says it can take 2 weeks for plastering to dry though0 -

Why's the developer going to commit when you are the party that's dragging it's heels. Completion dates are agreed after exchange.0 -
My roof tiles are currently being put on as we speak and our build has been brought forward to the end of September which seems way too soon. It's with Bovis.0

We are buying new build through bellways. We are a long way off yet still at 1st floor joist stage, build due to be completed November/December. When reserving we go a booklet which provided timelines
-before completion of foundations and floors they will be able to provide calander quarter it will be ready
-when the roof is on and weather proof they will provide the month it will be ready
-then when it is within 28 days of being ready they provide notice of intention to complete when they say to start your arrangements to move
-then from the legal side they will provide a 10 day notice to complete which will be when you move in0 -
its going to be plasterboard anyway, so shouldnt take 2 weeksDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

im dragging my heels because I wanted to take 1 day to read the 40+ page contract ? I don't understand why you think that. Surely anyone would want to take the time to ensure they understand what they're signing away, you know, its only my life!
Just handed in the contract this morning but they dont take bank transfers at the weekend, so have to wait until Monday to transfer the deposit
I guess the exchange will be during next week0 -

Your conveyancer should have drawn your attention to the pertinent parts of the contract. That's what you are paying them for. My comment was only in the context that until you exchange contracts. The developer may well continue to prioritise other work first. If another party has exchanged this week. Then this is where their efforts will go.0 -
