Extend New Build Reservation

Hi

My husband and I had our property on the market with the Barratt Homes Movemaker arrangement, this was done as a 'floating' reservation so we knew at any time someone in a better position could come along, which they did with us missing out on the house we wanted. Even more frustrating, we had an offer on ours the day after. Then by chance, we had another look around the area and saw some other new builds and saw one which was even more perfect.

So after some negotiating on the price and fixtures we reserved the plot, with a view to exchanging by mid August and the house not ready until late September. Our buyer was a cash buyer so thought all would be good....Then nearly 3 weeks our buyer has pulled out! Gutted! The reason she has given is totally rubbish and we even have evidence to prove it! More annoying, she has done this before parting with any money and we have due to starting the process on the new property.

The estate agents have said not to mention to the developer yet as we might be lucky and get someone else wanting ours, but even if we do we are going to miss the exchange date, as our deposit is coming from the sale. Our solicitor is aware that our buyer was having doubts and thinks we are seeing her ths evening and then to let them know the outcome tomorrow. Obviously we know we have no buyer and going to have to let the developer know.

My question is, will they do anything for us? Give us a chance to see if we get anyone else? Or look at their assisted selling plan. We cant look at part exchange as doing the help to buy. Also we are the ones who have chosen all the kitchen, carpets and flooring, if they have ordered these will we have to pay anything? I will get the solicitor to contact their solicitor. I desperately want this house!

Many Thanks

Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.
