Ruddy hell, martin, s'pose you think that's funny!!!

Seriously, have you paid in advance? Cash? Written contract, or just verbal?

    1) Letter requiring work to be completed... 2) Letter before action 3) Small claims. 4) CCJ for him - a further stain on his character.

Or flush it away, gloss over him, and forget it all. Lesson learned.

A County Court Judgement. If it goes to court, you win and he still doesn't pay he will get one of these and a wrecked credit record.

....but........enforcing the judgement wont be cheap , thats why its best to weigh up writing it off and moving on , or otherwise
Never, under any circumstances, take a sleeping pill and a laxative on the same night.

Just send round "Ron & Ron Debt Collecting Agency" (very reasonable rates) and they will guarantee getting the OP's money back......:D

What if the building owners rouge builder destroys the adjoining owners property.
A court claim for 3 1/2 years = vast legal costs and a neighbour that has no intention of correcting the damage as this matter enters into year 7.

Think very carefully about using the legal process route.
