    Two-beds in North Bristol (not ex-LA) are typically £250k+. My previous comment about this flat being good value was based on it being in Westbury - not Southmead - but I still think its fair value.

    He has run a vermin check and found that there was a high concentration of daily mail readers about a mile away from the house though.

    The first thing my friend said was "it looks like a prison from the outside, but it's great inside".

    Regarding the Westbury-Southmead thing, take a look at this map.

    The buyer used to live in a rented house in Henleaze about a mile from where the flat is. I know the area around by Eastfield pretty well and it's fine. I don't regard that location as Southmead. If it is, then so be it, not that it makes any difference to what the location is like. I agree that it's not Westbury on Trym, it's sort of inbetween and close to Westbury.

    A lot of fair points in this thread.

    We've just bought a 2 bed ex council flat in Manor Farm (about 1/2 mile east, but not in Southmead - its a nicer area) for £116K. That is very expensive for the area. He could get a house for that in Southmead, which might be better value. I've seen 1 bed flats in Southmead on the market for under £100K, which is cheap in this part of Bristol. Or he could try looking around Easton to get a cheapish period property. The rental potential ffor the second room would be better.

    I went to take a look at the location today because I was in Bristol. It's not Southmead. Look at the map I linked to above. It's just off the end of Eastfield.

    Maybe the agents should describe it as Westbury on Trym borders

    I can remember an estate agent in the 80s trying to rename an area of London as Ile des Chiens, and Hackney as Islington Borders.
    Been away for a while.
