What do you think of this 2 bed flat in Bristol?

A friend of mine has had an offer for (I think) £150K accepted on this 2 bed flat in Bristol. It's near Westbury on Trym, which is a nice part of town. He says it's an ex council flat in area that looks mainly privately owned, with a lot of young families in the area.
Seeing how 2 bed flats where I live (edge of Stroud) are now selling for £140K I think this is a pretty good deal. I paid £86K for my 1 bed flat, so he's spending £50K more than me, but he gets a large flat with garden, plus plans to rent out the 2nd room.

I make it that he is spending £64K more than you (£150K - £86K)
plus Stamp Duty.
If IRs remain around current levels, he could find himself in negative equity quite soon. Fingers crossed that he is ok and all goes well.

I or the buyer have no problem with where it is.There's no pretence or embaressment going on. Westbury on Trym is the nearest place that I know properly, so to me the flat is near Westbury on Trym, just down the road from Southmead.he could get a larger house in the same area for the same moneyMug buyerHappy chappy0

As has already been highlighted, It is not in Westbury-on-trym which is a nice area.
It is in Southmead which is Council heaven.
Quite simply, the sellers won't get as much by stating where it is located. They are trying to move boundaries by saying it is in a nicer area than it is.
Southmead and Patchway are two areas you can buy a nicely sized house for much less than that asking price.
BUT the area is a cess pit.
The more people buy off the council, the quicker the improvement to the area, but it will be slow.
There is a fair bit of development going on there so perhaps there is some hope.
I am looking for a 2 double bed place in North Bristol too.
It would be easy to buy in Southmead or Patchway but the old saying Location, Location,Location means the World in this instance.
I think it's WAY overpriced for Southmead.
It is EX Council, with any luck the places around it are EX council too, but with young families.......
I bet a lot of them are still council..... could be no end of trouble!0 -
It looks quite nice, but is def on the wrong side of the WOT/Henleaze borders.
Patchway is nothing like Southmead.Mama read so much about the dangers of drinking alcohol and eating chocolate that she immediately gave up reading.0
