Right to buy

We have just received our offer for right to buy and on the letter it states that no repairs need to undertaken before completion. However, when we had a gas engineer come round a few weeks back to inspect our heating he told us that as the boiler is over 10 years old the council have to replace it. Over the yeas, mainly during winter, we have had to call the landlord to come and fix the boiler as it always breaks down, the gas fitters have even 'red flagged' it and have put in recommendations to replace it rather than replacing parts time and time again. I was just wondering where we stand and what is the best way to try and solve the problem.

I have a boiler that is over 14 years old. As long as it is safe (which yours obviously is as you are still using it) I doubt your landlord will replace it - especially now you are buying. That's going to be an expense you'll have to meet once you are homeowners.

So you want the council to replace the boiler, before you purchase?

so you expect the taxpayer to hand you a free new boiler as well as a RTB discount?

you stand where the council has quite rightly put you. They are not required to spend money on something they will shortly no longer own, with purchase come responsibilities for maintenance, those are now yours!

The best way to solve the problem is for you to buy the house with the no doubt massive discount and then pay for a new boiler yourself

Lots of boilers that are 10+ years old work perfectly fine. Maybe the Gas Safety Engineer wants to sell someone a new boiler. The landlord (council) or you. The only red flag a boiler really gets is if it is emitting carbon monoxide.

Whether or not you want to replace the boiler once you buy the place is entirely up to you. Repairs and maintenance and part and parcel of being a home owner.

I don't really understand what you're after? If you're buying the property than it's going to be down to you to sort the boiler out, so buy a new one if it's bothering you so much.
