Chancel liability - to insure or not?
Comments

My Chancel Liability insurance was £15. Worth it for the peace of mind any day. In the scheme of house buying, this is a tiny amount and I would recommend just getting it. It is a one off cost which covers you for the entire time you own the property so really is value for money.0

Thanks for all the comments so far, sounds like just paying up front would have been a cheaper and better option had it been offered to me.
However, I am where I am, so does anyone have any response to the two questions I asked at the end of my OP?1) If my understanding of the questions above is correct, can a policy start from the exchange date? I saw one post that suggested it can't start until completion, but at that point it would either not be needed or couldn't be purchased anyway if liability had been registered.
2) Would having exchange and completion on the same day mitigate the risk of liability falling on me? Obviously that may lead to other issues, but I was wondering if it was a way round the issue.0
