    Don't have an architect yet, want to see if its possible to get a room in there before we pay money out on architect, planning etc.

  • Actually, just from OP's pov - and, whenever I spot houses with too narrow a gap between them, I wonder how on earth either house manages to do any maintenance work on those darn-nearly-touching walls (eg repointing of brickwork).

    If you can't comfortably get down the side of a property I wouldn't bother personally. You may get a bigger house, but it can be worse than having a terrace house. As I understand it you only need to be able to do maintenance, but you see them virtually touching sometimes and I am sure that the guttering sometimes goes over the boundary on occasion...

    You're best off making the houses joined than leaving a gap a human can't fit through. I've see this done plenty. It essentially makes the houses terraced but if you want the space and it's legal then there's nothing your neighbours can do sadly.
