    If I were you I would have offered £114.50 for that smaller house.

    I couldn't go that high unfortunately. I spent my last 50p on a mr freeze blueberry icepop and a quarter of yorkshire mixture.:D:D

    Looks like "wanting an official back garden", rather than "wanting an extension" territory to me...

    To me it looks like space for few plants/table and chairs/rotary garden clothesline.

    Yes, Id say the neighbour is in his late 50-mid 60s. Lives alone in a 3 bed house. Its unlikely he wants it to be bigger. Its likely he's thinking of downsizing and wants an easy sale.

    If you sell him all that bit, then he will be looking in your windows, rather than you looking into his surely?

    How would that affect you?

    Are you happy to put film on your windows to obscure them?

    Or would you prefer to retain a strip from the side of his window to your house and have it fenced? That would reduce light levels in your room(s).

    I would retain a strip beside the barn too, to make sure you have access should you need it.

    Really, none of this is satisfactory IMO.

    I would be looking to purchase his house to extend mine into, so would not sell him any land.

    There is a word for that - and its not a nice one....

    The impression I'm getting is that OP is basically pretty okay with the property he has (bar altering that barn at some point) and that he is a reasonable sort of person genuinely wondering what is the fair thing to do here....

    I don't get the impression of someone who is after trying to put pressure on someone else (ie the neighbour) to act to their detriment, aka blackmail by another name.

    Actually no, he must hand out the window. He had a roofer round last year who was round the back. the only way round is via my property. i was a little annoyed to say the least.

    All the windows in the picture are his. i would not be overlooked.

    moneyistooshorttomention - Yes you are correct. I will be having the discussion with him about a potential sale to myself as this would be fantastic and an ideal scenario and way to significantly increase my house value as Jennifer says. Im not a nasty person and would always seek an amicable solution that suits both.

    I would not pressure a sale and if he had no intention to move or is thinking of doing so maybe in 10 years. I cannot put my life on hold on the off chance I may have the opportunity to extend that way in 10-15 years.

    From the advice received on here (which i have to say has been fantastic, Thank you everyone) I think that if he does not want to move any time soon that we will gain a independent valuation of his house with/without the land and bash out a price from that. If its not enough for me to relinquish then I will keep it but offer him the option to use it if he wishes. I will ask my solicitor to draw up a small £1 a year basic tenancy/rental and list caveats/terms etc. I will also suggest that I would be prepared to talk to a potential new owner when he does sell way in the future so that it does not make the house too unattractive to a sale and can be listed in the particulars with the agent.

    I would proceed with my initial planned barn extension. With a 2yo child and another on the way i really need more than 2 bedrooms.
