Not sure if there is a break clause G-M I will check, I foolishly left it all to the agent as these tennents were previously known to them from living in a house share, but feel I've been let down. When you start off in the foot of sending the tennent a welcome to your new home card, and telling them if there's anything I can do to help them please let me know, as Im a reasonable person, so if they want to change things I have no problem. Yes I do find it quite disrespectful with knowing they had a nice landlord.0

Tennents, or more specifically Tennent's is the name of a lager. It's tenants who rent from landlords.
There could be any number of reasons why the tenants haven't responded to your email. 1) They might not have read it yet. 2) The read receipt thing might not work on whatever email account they have. If I send an email from Outlook (with read receipt request) to my Gmail account nothing about a read receipt comes up. 3) They might just close read receipt requests like I do most of the time when they do pop up on Outlook unless it is something that's actually important.
This is a business relationship so it doesn't matter if you consider yourself to be a nice landlord or if you're a grumpy git, it really doesn't matter either way. Rather than sending cards you need to get involved in the selection and referencing of tenants as BTL isn't a passive investment.
When giving notice for the inspection send a letter not an email.0 -
I have had replies from them by email pixie, relating to things they wanted to do as in change a wall colour, and ask for a plumber, without any problems. I had a choice of tenents that wanted the flat, but because the agent told me this man is never late with rent, has improved on properties he's lived in (replaced carpets in a previous property)not that my flat needs anything Doing, everything is new, but still. I was also told I wouldn't have any trouble with him, he's a decent guy, so thought better the devil you know, plus he was being referenced again too. What more could someone want.
I did self select my previous tenents, these were from another agent though. Rather than trying to say I'm a nice landlord, it was more of saying, I know you're decent people, I'm a decent person, this will work well, if we respect each other. So I'm quite surprised by the lack of response as well as the issues I've had. I was looking for a long term tenent this time, but at the moment I will not be renewing to them when the12 months are up, and will be taking this up with the agent who highly recommended them.
What is the best and soonest way to let them know I will not be renewing, without making the next 10 months awkward. Leave it nearer the time.
Sorry for asking all these Qs, I'm a fairly new landlord and not much experience. I just want everyone to be happy.0 -
If there's no break clause then I wouldn't say anything at the moment. Things might improve once the tenants are more settled in as they can only have been living there a couple of weeks so far. If they don't and the tenant really is a PITA then I wouldn't want to antagonise them until nearer the end of the fixed term.
Do you know if a Section 21 has already been issued? Some letting agents do this near the start of the tenancy as a matter of course.0 -

You've got to be really careful that you do not antagonize them especially early on in a fixed term. Just leave them be. You don't want them turning militant and withholding rent for no other reason but simply to antagonize you back.:footie:Regular savers earn 6% interest (HSBC, First Direct, M&S)

I have to say I think you're overreacting here. Its a business, not a personal relationship. Aiming for happiness is pointless, aim for getting the rent on time and that'll do!
So far, you haven't really had any issues, you've had one repair that needed doing and a report back of extra people possibly staying at the house. That's nothing! (one explanation for the extra kids could be that they are from a previous relationship visiting for the weekend maybe?) A lack of response to an email containing information is completely unimportant too. You've sent them the information, that's all there is to it, no need to enter into a correspondence.
Take some deep breaths, don't jump straight to feeling antagonistic here, if they pay on time you might be cutting off your nose to spite your face to get rid of them after the fixed term because you're feeling irritated.0 -

Thank you Lord Baltimore, i have an idea who is who quite a lot of the time by the reactions, so I totally see where you are coming from. I listen to my own thoughts, combined with those that make the most sense. Both of my daughters have been renters, so I know the basic requirements of landlords, and also know what they have had to endure, expect. And I know they have been model tenents.
I don't do this in a big way, and I take pride In the property I rent out, so if I had someone that I find rude, out for all they can get out of me, and that I do not like in there, I'm afraid, I'd rather cut my nose off to spite my face and not renew their contract.0
