    The fixed term expires at the beginning of June 2016.

    The initial problem with the kitchen sink was due to food being washed down the plug - the sink was actually clear before they moved in, as I had a friend check it for me, so I also included in my email that although I have fronted the cost for this repair, any subsequent costs for repairs due to food would be passed on to them.

    So overnight guests can stay as long as possible regardless of how many people are on the tenancy agreement? I was not aware of this before now.

    I posted as a separate thread as I wasn't sure it was applicable to this post, but just wonder if anyone knows where I stand with regards to the tenants having a guarantor that I did not know about. I requested no tenants with guarantors and the estate agents did not tell me that they had one. I only found out when I got the tenancy agreement through the post.

    Where are you? Is it the school holidays yet where you are? Do you know if one/both of the tenants have children from previous relationships? There are lots of reasons that there could be campbeds dotted about at this time of year.

    I'm a landlord so understand your concern, but you need to find out if there is an issue before you cause yourself any problems.

    If they have guests staying who are not causing any damage to the property or nuisance to the neighbours then it is, to be quite frank, nothing to do with you. It is your property, but it's their home - I don't tell my mortgage provider when I have my nieces and nephews to stay in the summer, I don't expect my tenants to tell me either.

    I know sometimes it's a novel idea, and it might not work if your tenants are not honest, but perhaps try speaking to them? I'd have rung them to check that they were happy with the plumber, mention the costing issue and tell them the plumber mentioned they had guests and that I hoped they were having a nice time with their guests. Let them be aware that you are going to be aware of things going on and give them a chance to tell them if anything has changed. Then organise your next inspection as normal, bringing it forward a bit if your concerns haven't eased after speaking to them.

    Circumstances change. One of my sets of tenants moved in as a newly married couple. Then they had twins. Then her sister was diagnosed as terminally ill. They left as a couple with care of 5 children. Life changes. It made no difference to me as the flat was looked after, the rent was paid and it wasn't me havin to sleep on an airbed.

    How did the guarantor credit check pass you if you didn't know about them?

    Do they have an actual guarantor or is it just a template tenancy agreement that the agent has used?

    Take the point but a landlord may well know: For example if LL had seen (or taken copies) of bank statements would likely see CTC & WTC payments coming in or been asked for a copy of tenancy/letter so tenant might claim HB...

    If a landlord fails to establish (& then check..) where the tenant is getting his income from then he's taking a risk.... I prefer to see bank statements (yes, not fool-proof..)

    For the avoidance of doubt I profoundly dislike all crooks & cheats, be they tenants, landlords, agents or MPs.. (etc etc..). They should all be grassed up, made to pay what they should & sometimes spend time in prison...

    Thank you for your replies.

    My email was not just about the bed situtation - I also politely asked if they could keep the noise down a bit after complaints from neighbours, and informed them that they would need to pay for any subsequent repairs to the kitchen sink.

    Where do I stand if they don't acknowledge any of this? Do you think this is unacceptable and showing disrespect?

    If they don't acknowledge what? Who are they showing disrespect to? You because you're their landlord and require their respect and admiration?

    If you get no more complaints from the neighbours about the noise then you'll know they are keeping it down. Did the neighbours specify what the noise was? Loud music? TV blaring?

    As for the sink repairs if they're going to pay for them themselves then you might not hear from them again about that.

    The beds could just be from family visiting. Tenants don't have to inform their landlords about having visitors stay.

    Best to just arrange an inspection and get to the bottom of it.
