I think people already know if they're in a 'hot' area, or a road where people wait for houses there to hit the market. They don't need some EA to tell them.
And if the road is really popular, there's every chance that owners can save money and sell privately, just by putting the word around.0 -
I've got them through the door every place I've lived and some areas were horrible. Typical advertising ploy. Everyone thinks their house/area is special.0

Yes, my neighbour got a flyer through her door , rang up agent , had 1 viewing, got the price she wanted and sold.0

Given that they are so confident that they can sell your house in record quick time with minimum fuss I imagine they would have significant scope to reduce their fee.

When the ex's chain collapsed and he had to find a place to buy quickly, the EA for the sale of the fmh did a leaflet drop for him to the houses in his target area, so yes some of these fliers are genuine.0

Ditto. We get a couple every week which annoys me as it's a waste of paper and takes up space in our recycling bin. No way to stop them either as they're all addressed to the homeowner or similar.0
