Estate Agents Flyers though door

yes im thinking of selling but not this summer - will be next summer now, ( we need to do this house up and major declutter a bit before we can think of selling it) BUT we've now had 2 different estate agents send a flyer though promising viewings within hours sales with in days not weeks etc low fees all that sort of thing
IF your thinking of selling your home , has anyone used an estate agent and sold there house because of a flyer they got through there door stating buyers are waiting for houses on your road now. Do these buyers really exist ?- OR is it a basic marketing tool and you never see this potential buyers
whats peoples thoughts on it ?

It is a marketing ploy of course , but if your area is `hot` , it could well also be the realityNever, under any circumstances, take a sleeping pill and a laxative on the same night.0 -
They are lying. My friend went to see them with a view to instruct them to sell after they posted a leaflet saying that they had a buyer looking for a house in his road - it wasn't true!0

If you live in an area which LLs invest in, e.g. 3-4 bedroom student houses, the agents will have a stock of LLs who will buy it.
But a random 'private' buyer. Not likely.0 -
There'll be a grain of truth in it, but on the whole it's general advertising/marketing. I wouldn't be swayed by such flyers alone, but I take them as an indication that the local market's picking up so that EAs are considering such leaflet drops - I certainly didn't notice too many in my letterbox the lean years of 2008/9 to 2012/30

Don't believe all you see in adverts.

I had notes through my door from people interested, not agents. Why would they go through an agent and ask you to stump up a few thousand in fees for no reason? It goes against any sort of common sense!0

I wouldn't believe a word of any leaflet that tells me a buyer is interested in my house. It's marketing spin.
But as I have a few leaflets like that littering my porch, I'm going to phone them all up when my extension is complete to see how much value I've added (or lost).
If you're selling your house, walk down your local high street and speak to 3 agents, and then decide who you want to sell with. Don't trust a leaflet just because somebody put it through your door.0 -
It depends. My house has a unique feature for the area which can be seen on google maps but not from the road. I regularly get house finding agencies contacting me with relocation clients usually from London but once from Asia. I have had 2 page A4 handwritten letters from prospective buyers, I have had people coming to the door. I get estate agent letters and flyers pretty much every week. I also get letters through the door from private buyers from time to time. I should add we bought the house through a private sale.
So a random private buyer may well be true if your house has something unique.June challenge £100 a day £3161.63 plus £350 vouchers plus £108.37 food/shopping saving
July challenge £50 a day. £ 1682.50/1550
October challenge £100 a day. £385/£31000 -
We get them around here but to be fair, it's a high demand area due to good schools so there must be a list of potential buyers as nothing stays on the market more than a week (ours included).
However, we totally excluded one agent because they keep sending personalised letters (not fliers) to an elderly, early stage dementia relative. That in itself would just be annoying if it wasn't for the fact one of their staff lives a couple of doors down and must be aware of his situation (it's a close community) but they still bug him to sell. Vultures!0 -
Our estate sgent actually delivered letters to the four streets that we particularly liked in our town so they will do it genuinely. I wouldn't believe the "generic" postcard type ones.Determined to save and not squander!
