Carpets included in sale

We have sold our house - exchanging tomorrow and completion 4th August. The buyer asked for carpets and blinds to be included in the price which we agreed to.

Now when we have started to pack up we have remembered that the carpet in the spare bedroom has an iron burn under a piece of furniture. Obviously when we move all the furniture out it will be clearly visible! We don't have much money and the house we are moving into needs everything doing so I'm not sure if we can afford to fit a new carpet here before we leave. Shall we tell the buyer now about the carpet? Don't say anything and say the carpets were included "in their current condition" or just stump up the money for a new carpet? If I had more money I know the right thing to do is to get the new carpet...

When you move out and take out the furniture there's a good chance the carpets will be faded in places anyway.
I wouldn't say anything or even think about changing the carpet. If they didn't ask about condition then it's surely it's 'buyer beware' and they get what they're given.

Yes, it's buyer beware. TBH, I don't think they'll be that bothered by it.

I think if I were the buyer, I'd have asked to inspect the carpets if I was concerned. They didn't so you haven't lied.

It's in a bedroom, and it's an iron burn - both much less of a big deal than e.g. a vomit stain in the lounge.

If you have any off-cuts left, leave them and the new owners could choose whether they patch it or replace it.

I wouldn't worry too much about carpets, it isn't as if they cost a lot to replace. And if you're honest with them I doubt it would put them off if they love the house. If you aren't honest, I guarantee it will take some of the shine when they move in and discover it and I speak from experience.

your buyer is buying secondhand carpets.
Even with an Iron make they are still better than bare floorboards.

If an iron marked carpet is all your purchasers have to contend with when moving in, they'll be doing much better than most of us!

The new owners could put a piece of furniture over the burn mark too. I really wouldn't worry about it.

Even if you have the money, this is totally unnecessary. Everything is 'sold as seen'.

when we moved into our house, we viewed it with a rug over the top of the carpet which went with the owners. It actually had HUGE ink stains on the carpet. I am a bit bothered by them but it's better than a house that has damp etc!
We'll just replace them when we can. No major bother and I definitely don't resent the former owners for it :)
