Leak into downstairs flat

I have news!:beer:
The search and trace guys came today - they checked my flat and upstairs - and said water is coming into both flats below from their shower!
So I was right to not believe their lettings woman who said there were leaks all over the building and it was nothing to do with them.
What terrible defensive behaviour - could have caused further damage to the flats. She just wanted to pretend there was no problem. True they got a plumber out but as the search and trace guy said, so many plumbers are useless. It has all been a bit of a cover-up or 'let's not bother, it isn't affecting us' type of attitude.
I am away from tomorrow for a few days but after that a letter will go to the head of the lettings agent about what has been going on.
The guys even said tenants upstairs are not allowed to use the bath or shower until the insurer is happy that it is fixed. So the owner may have to pay for hotel accommodation for them.:eek:.
I saw one of the tenants on the stairs before this, this morning and we gave eachother a frosty look. I think they knew something was wrong, as they have gone extremely quiet since all this happened.
The lettings lady will freak out.. she has been badgering me all this time for wanting to get it looked at and accusing me of harassment. There is no way I have harassed anyone but she was so obstructive that I had to pursue it..
She doesn't care about people's homes, she had no sympathy for me at all, so if she gets a warning from her boss then too right. I just hope she isn't the boss, as the lettings agency is a franchise!0 -

Thanks General Query. I am quite surprised, which shows how much the lettings woman had confused the issue.
Just glad that I didn't let her overpower me. She was so condescending.
I have spoken to nice lettings lady for the downstairs flat and she is going to speak to the lettings agents for above (but probably not her) to ensure that upstairs don't use their bathroom, as this is what the guys have requested.
I feel a bit sorry for the tenants now as they have been treated unfairly by their own lettings agent in a way, who doesn't have a decent plumber!!0 -

Despite being called 'rude' and 'abusive' by N....the lettings lady from hell.
I have never been those things, but I have been firm with her when she was trying to blame a leak halfway down the street for the problem. She is the one trying to bully me - it's like the !!!!! lettings agency - anything to keep me quiet.;)0 -

I am back from hols - can't believe it but my tent leaked.
There was torrential rain. But nice to be back home in dry flat.
I phoned the freeholder and the insurance co. The insurance co said the trace and search revealed problems with the shower screen in the flat above. I am surprised this caused the problems but will have to go with that. I've forwarded the report to the freeholder and asked them to 'enforce' the repairs in the flat above, and get confirmation. I'm not going direct to the lettings agent, ever again. I don't have to engage with them, I think it's best all round if I don't.
Once repairs above are confirmed they will sort out repairs etc. I still have no idea what impact this will have on my insurance. I pay an excess of £250 is all I know. But the electric shower is not covered under buildings insurance so it may end up costing me more this way - I suppose it depends how bad the damage is - I am not sure whether replastering is needed when there has been a leak?0 -
I noticed a strange smell in my flat yesterday. Today I see the water is coming through AGAIN!
I have left a message with the lettings agency but if they don't do something soon I will go to whoever their governing body is.. this is ridiculous. The insurers had said the people should move out until the work has been done, but clearly they are carrying on. The water is in the same place, it is the same leak. I will let the insurer and housing assoc know too. I am dreading speaking to that lettings agent as she keeps refusing to accept what is happening and gets very condescending, but I made a point of being assertive on my phone message.0 -
Ahh dear you're not having much luck. When the water starts coming through again just go knock on the door of the flat above and tell them its leaking again. You could always go down the letter before action route to the lettings agent or freeholder scare them into doing something.
Although the lettings agent may not be phased by that approach.0
