    I am following too! Just been on holiday for 2 weeks so not up to speed, but will read/contribute when I can. I have my own problem to sort out ASAP, a chip/crack on my car windscreen....

    I used Autoglass recently and they were very good - came to my home to change windscreen. I was covered on my insurance so just paid an excess.

    I would say pass the info you found on the lease to the letting agency if they don't allow you access then they are breaking the terms of the lease and should be reported to the LL and any regulatory body.

    Thanks. I was thinking of doing this but it has got into such a slanging match that I can't cope with the stress at the moment so I am taking a step back.


    Everything I say to the lettings agency woman, she gets really condescending and aggressive. I can't take it at the mo.


    If I email her she then bombards me with phone calls so that she can talk down at me and try to overpower me. I think it would be good if I just send her the clause in an email, with no other comment, or just send it to the lettings agency.I think they are a franchise so it is possible that she is the owner!!


    Also she hasn't outright refused, she has, as I have put it to her and the insurer, been 'obstructive'. She denies this as she says that it is up to me to first have the trace and search people in my flat. I am prepared to do this but the insurer said there is no point, but they will do it. I think she just a) can't be bothered and b) is scared because she is hiding something ie that the tenants were negligent. She is really being domineering and trying to imply that because they are an agency they have the law behind them etc. Yes they do but so do I. Awful intimdatory tactics. To some extent they are working as I don't want a stupid case against me - she is citing harassment so I am leaving her alone. There is no way I have harassed her! But you know how silly people can get when it comes to legal cases etc.


    I asked a friend who studied law, but doesn't work as a lawyer whether I should send the clause and he said maybe not yet - maybe leave it over the weekend as silence is also quite powerful.


    I have a splitting headache, have hardly eaten all weekend and am very stressed by the whole thing so just can't take any more hostility at the mo.

    In a way the insurers have made it worse because they wouldn't contact her to arrange a search and trace in the flat above; they said I had to get her to ring them to arrange it, which really got her back up. They also suggested I threaten the owner with legal action (via her) if they did not comply.

    Maybe best you leave it for the weekend then. Turn the computer off and have something to eat and sleep on it. Also see how you get on with the claims management people at which point you can just hand everything over to them and be done with it.

    Thanks both. In meantime I've received friendly voicemail from lettings lady for flat below. I sent her the email thread so far with bad lettings lady.😉 She will be believing it is maintenance of whole block but now i've enlightened her. She asked me to phone tomorrow and offered to help. ☺

    A note was outside my neighbour's flat (same floor) as I went out last night, from the flat below, saying that he had switched off their mains water (think it can be done as the meters are outside) because there was a leak!!! I had a call from the trace and search people to come to mine so think I will go with that today.
