Recommendations for cheap EPC

Hi,
Can anyone recommend anywhere for a cheap epc certificate for rental purposes. The best price I can find is £55, which was from a company promoting it at £34. God knows why they upped the price on me - its only a 3 bed. Maybe its the rural area - Norfolk. Any recommendations to save me 2 hours on google would be appreciated.
Thanks,
Jo

£55 seems cheap to me, remember that someone needs to visit the property and produce the report.

It's around £90-£100 in the South East

Hatched will do one for £60.

Not sure if you have to sell with them to get that price but worth a look.

Not seen many cheaper than that.

All those ads state "from £34", or whatever figure. The cheapest price only applies to small-ish geographical area.

If you bought the property less than 10 years ago it should already have a valid EPC that you can just use.

I recently paid £50 for a 4 bedroom house in north london.

Check the register and contact several local providers for quotes. Use the cheapest: they all provide the same document so price is the only consideration.

Beware the 'free' EPCs offered by estate agents - they are usually subject to the property being sold via the agent. If the agent turns out rubbish at selling, and you switch agents, you'll have to pay (a lot!) for the EPC

Yep, check the register to see if there's one already been done on your property. Last year I sold my house and just downloaded the one the previous owners paid for when they sold to me. I've also downloaded the one for my current house to use with my green deal energy claim.

£34 is probably for a 1 bed flat near to where they are.

£55 is a good price. Don't bother wasting 2 hours to potentially save £5....unless you really want to. I could make £10 online in that time.

Again we all say we want a more equal society with fair wages for all, how does seeking cheapest provider help this aim? Why cant we be happy to pay a decent price to firms that pay staff well?

well in this case because EPCs are such a waste of time and money. If one were getting a meaningful and useful product in return your argument might be valid, but when the only reason for getting an EPC is to satisfy leglislation........
