extension, garage conversion, loft conversion

We are in the middle of buying a property.
Semi-detached with garage on the side.

We are hoping to extend it on the rear side, conver the loft and convert garage at the end.

Could there anything against?
Could council refuse this to be done?
If i want to make this extra space and i will get it done with complying to the building regulations can this be refused?

  • A good indication is to look at the neighbouring properties (or similar properties on the same street) - have they been extended? Garage extension/loft conversion?? Would you be blocking anyones sunlight?

    If the garden is small, the planners may consider the rear extension is too close to other properties.

    If all aspects of construction, drainage, electrics, insulation, rainwater dispersal, glazing, doors, foundations, etc, meet with building regs then approval will be granted to build as per specification. During the build the extension(s) will be inspected at various stages and if built to spec, you can continue with the next stage until the final sign off.

    we have semi detached house then there is a garage attached to our property which is also touching a property on the right side
    property on the right side has loft converted + rear extension
    is this a reason to refuse or to allow?

    That is one ugly loft conversion, had I been a planner, I would never have approved the planning application!

    Some planning authorities do not like extensions to semis which make them appear terraced. If at all possible have an informal meeting with the relevant planning authority (for which you may be charged) and ask their opinion on the suitability of your proposals.

    You should be able to do both without planning permision, providing the property has permitted development rights.

    On planning portal it says i can build it without planning permission, what does it mean to me?
    Do i still have to deal with local council?

    What about party wall agreement-the neighbours would have to agree to the garage conversion/extension as you would effectively be making a semi into a terraced. If they agree they may ask for compensation.

    so even if we build an extension on the rear side on the whole width and it will touch to the neighbour`s extension will it make it terraced?
    would it change anything if we move few inches and build a new wall?

    would garage conversion to reception room change our house to terraced?

    how would it work if we will knock down the part touching to the neighbour and build a new wall there?
