the LL should; p happy they have a good tenant...if the only issue is the gate.
I doubt it will be even noticed on the visit, if it is, option B, renting to kids,it is unreasonable to reject the request imo.0 -
If the agent is doing the inspection I doubt they will particularly notice the safety gate or pick up on the fact there wasn't permission for it. Agents will be more concerned about whether the property is being treated okay in general, that the place isn't sublet with five to a room or being used as a cannabis farm, that you haven't painted all the walls black or ripped out all the decent fittings, that you don't have an unauthorised pet particularly one that is damaging the property. I wouldn't worry and leave it in place as it's unlikely the agent will think anything of it. If they do and make note then deal with that situation as it arises but you can say that you hope to stay long-term and will make good when you do leave.Don't listen to me, I'm no expert!0

What I was going to say. Remember its the agent not the LL making the inspection. They will inspect dozens of properties from different LL on their books, and probably won't even think its out of place. Leave it be and don't say anything, so long as it looks well installed not a botch job you should be fine.0 -
Leave it and don't mention it. If they notice it's extremely unlikely they will evict you. They will liekly wait until you leave then deduct it from your deposit.Changing the world, one sarcastic comment at a time.0

its like also in agreements it says not to have pre-payment meters, however as they don't own them they cant do anythingDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0 -
...........................................As long as the property is put back to it's original state as at the start of the tenancy before moving out then there is nothing the LL can do.A clause saying you cant put up a poster, doesnt stop the LL charging for any loss suffered. - AT THE END of the tenancy....cut.....as it is coming to the end of our 12 month agreement and we are looking to stay longer.Mornië utulië0

I would just leave the gate open so as not to draw attention to it, and don't mention it at all. The LA will want a quick look round to fulfil their part of the bargain that they are charging the LL through the nose for. I would be amazed if they even notice.
However, your problem will be if the LL ever wants to come round, which is quite possible at some point.0 -
