Assuming you have no debts that would impact on the affordability calculations you should be able to secure a mortgage of around £120k which added together with your deposit gives you £152k (although you would need to account for expenses for moving, fees etc)
What sort of price range are you seeing properties in?
It is also worth looking at sold properties to see if there is anything in your price range you would consider before throwing in the towel

As Surrey is not a cheap area you are likely to have to consider what compromises you can accept and which you cannot
It sounds like location is not something you will compromise on so the options may be to look for something that needs work done or shared ownership (need to understand implications of this)
We have just bought, after renting a period house with large rooms in expensive area, we have bought 1960's semi under 2 miles away. Not the type of house could have imagined living in but our budget would not support comfortably the large period houses (we took under 2.5x salary for 17 years and plan to overpay) We looked at a few places and all had some compromises, eg flat with shared garden, limited parking. We have ended up with garden, garage and drive and plan to put on a single story extension in the next couple of years to tick the internal space issues (will put on big eating kitchen)
The property age we can do nothing about but we will make it our home0 -
How are first time buyers surviving in Surrey?
Most of them are probably in a couple. As a fellow sole mortgage applicant in an expensive bit of the country, I feel your pain.
I would look into shared ownership. I bought a SO 1 bed flat in Oxford 4.5 years ago, and am now selling it to buy a 3 bed house with Help To Buy (although I've had to give up on Oxfordshire for that as prices are too high).0 -

Have you looked at Crawley, across the border you can get a property there for about 160k ish.0 -
OK, so when you say "Surrey", where do you actually mean?There are, but I'm in a situation where if I move too far afield, the journey to work again would not be worth my wage as I'd be eating this up in petrol
Because if I look at Rightmove, and filter down, there are 110 or so flats (non-retirement, non-shared ownership) at £160k or less. 17 of them have gardens.
They stretch from Croydon to Camberley to Farnham to Stanwell. Clearly, not all of those are going to be ideal distance. So... let's try and narrow it down a bit...

I purchased my flat in 2010 and now looking to move up to a 3 bed house due to growing family, its a HUGE jump in price from a flat to house and Im also wondering if I'll ever get there!

OK. I work in Leatherhead. I used to commute 45 minutes either way to work when I lived with my ex. That cost me 200 p/m in petrol. I could afford that then as we had 2 incomes.
