How about this?

No garden, but in Leatherhead.
If you don't like that, here's 30 non-shared ownership, non-retirement flats with gardens within 15 miles of Leatherhead.
http://www.rightmove.co.uk/property-for-sale/Leatherhead.html?maxPrice=160000&maxBedrooms=1&retirement=false&displayPropertyType=flats&oldDisplayPropertyType=flats&primaryDisplayPropertyType=flats&oldPrimaryDisplayPropertyType=flats&radius=15.0&propFeature=Garden&partBuyPartRent=false
Go up to £170k asking, and there's another dozen on the list.
Another five miles on the radius brings that list up to 92 properties.0 -
Shared ownership, so £147k + rent.0 -
You do seem to be prioritising what you think your cat wants. Perhaps Tiddles could be persuaded to compromise?
Hi AndyT678,
Not really... I'm just being sensible.
After having a cat lose it's life when living in a high level apartment and now living on a ground floor with a private garden, I think it's best all round.
Much safer for him and a small comfort for me a) knowing he's not going to jump out of a window and b) having somewhere for me to retreat to when I'm fed up of being indoors due to scrimping and saving.
Generally, when speaking to a whole range of people, the impression I receive is that first time home buyers don't really have much of a choice.
Whilst I understand this and we have to prioritise, after spending such a huge amount of money I've saved years for, from working hard and making scarifies, a small garden and a shack that isn't falling apart isn't too much to ask I don't think).:DFTB House Deposit - £28,505.00 / £40,000 - 71.26%
Emergency Savings - £750.00 / £5,000 - 15.00%

I would suggest something like this (I don't know Surrey that well, so don't know how it would work for commuting)...

Overall, Rightmove is your friend, you can't select for Ground Floor flats, but you can select for Flats with Gardens (okay, not quite the same thing).
There are 9 properties with 1 or 2 bedrooms with Gardens within 10 miles of Leatherhead, up to £150k
http://www.rightmove.co.uk/property-for-sale/Leatherhead.html?minPrice=70000&maxPrice=150000&minBedrooms=1&maxBedrooms=2&retirement=false&displayPropertyType=flats&oldDisplayPropertyType=flats&primaryDisplayPropertyType=flats&oldPrimaryDisplayPropertyType=flats&radius=10.0&propFeature=Garden
There are also 13 Shared ownership schemes including some that are brand new, where you might be able to opt for Ground floor, even though it isn't specified. Of those, 7 say they have a Garden.

As said, where about's in Surrey are you? If Farnham or Camberley then maybe Basingstoke is an option. If Gatwick/Reigate way then maybe Crawley is an option.
Hi ShAnE,
Leatherhead - Am considering Crawley but I'm worried about the commute? (In terms of fuel consumption).
I used to drive from Redhill to Cobham everyday when living with my ex partner and it was expensive!FTB House Deposit - £28,505.00 / £40,000 - 71.26%

I remember being a FTB in 2007 when house prices were going bananas everywhere. I thought I would never get on the property ladder but then the economy went down the pooper and I managed to buy somewhere. I'm not saying that there's going to be another dip in the economy but where there's a will there's a way.
That said, I did still have to compromise on one or two things when I bought my first place. In fact I also had to compromise when buying the property I'm getting the keys for next week. No offstreet parking but I get to live in town. The upside is that I'm bloody good at parallel parking into small spaces after all my years of renting in town without parking.0 -

Ah yes Leatherhead isn't really surrounded by much which is affordable but hopefully one of the places others have posted is suitable.
I've bounced from Surbiton, to Woking, to Farnborough and now on to Basingstoke so I feel your pain of the Surrey housing market.Current Debt: 0%.Current House Deposit: 7%.0 -

Always the issue is the same in cases like yours; You need to compromise.
I had to as FTB, most of us did.
You say things like 'all I want is a little garden flat', but garden flats are in short supply.
People do have cats in non garden properties.
Funnily enough I just contributed to another thread on what the summer budget should contain and I said a tax on cats. I value wildlife and the cat kill in my rural area is huge. Lots of species are on the critical list.
EDIT - Agents will not like dealing with you if you turn out to be too fussy. There's always a list of not so fussy would be buyers in their in tray, no one wants to expend time on people less likely to result in business. Nothing personal, just how the world works.
YOU NEED TO BE THE FIRST PERSON AN AGENT THINKS OF. Visit them, talk to them, don't just wait for properties to show on RM.0
