We had this problem with a house bought in Berkshire: we assumed the 3rd bedroom (which was then empty) would accommodate a single pine framed bed only to find it was several inches larger, and thus wouldn't fit. We then realised why it was empty and had to purchase a blow-up bed which fitted snugly.
When we put the house back on the market some years later and the EA noticed the blow-up and immediate realised the problem, however he suggested buying valence? linen which would sidetrack buyers and disguise the bed as a real single divan that lives up to its promise.
The best piece of advice given by the EA for a swift sale. Perhaps you need to be little bit more crafty when you sell.0 -
The misrepresentation is that the FLOOR plan was drawn to the wrong shape! The floor cannot be a floor if it is a sloped section! If it was the measurement taken between the walls, fine, but the actual FLOOR does not measure the same as the walls indicate here.
However if you read what else I've written I have already said I don't think it is really an issue as it can still be used as a bedroom regardless!Been away for a while.0 -
Oy oy that's enough picking on me! I was just giving the OP a little hope here! Nothing ventured, nothing gained re complaining. The EA themselves wouldn't have known, but if someone did go in to produce a FLOORplan I think it's worth a mention that it was inaccurate, and the OP might just get a few quid out of them by way of apology! Obviously it's buyer beware, but it's got to be worth a grumble0

If there was a floorplan, was it inaccurate? It could only show what was visible and that which was not visible would be assumed, i.e. it would be assumed the bed was covering a flat floor. It is only intended to show the general layout.
The EA has nothing to apologise for (rare I agree) and expecting them to offer "a few quid" is risible.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -
A single is about 6'6 by 3 feet - to fit this in with a little spare room I would say you need 8 feet by 7 feet minimum.
For a double bed they're about 6'6" by 5 feet so 8 feet by 9 feet in my opinion seems about right.0 -
As the room had a constructed bed in it originally, I would wonder if a carpenter could construct something that would fit their needs in the room. Even with the size and the sloping floor. A desk could probably fit at one end of the room with a bed over it. Even with a non sloping floor, this idea was always going to create a 'cramped' room, the room is quite small.
I'm afraid having purchased it, its too late to do much else now.0
