    As you walk up the stairs you should notice that the ceiling of the stairs is higher than the floor level of the upstairs.

    Annoying, I can understand.

    But it sounds like they have left the custom bed frame in place, so it can indeed be used as a bedroom, as described. Be honest, it's unlikely you'd put bunk beds in a room that size, isn't it? If you really wanted to then you could similarly build a custom bunk.

    I think the EA and who did the floor plan should be contacted to tell them you're disgruntled. They may offer some sort of compensation for the misrepresentation. But a survey should have picked it up.

    you can put a bed anywhere and call it a bedroom .
    I have seen HMO house where the original lounge was being used as a bedroom .
    My last house had a built in bunk (like yours ) I would still describe it as a three bedroom house . Perhaps the agent should have mentioned the built in bed ,the surveyor should have mentioned it (he did when I bought ) ,but would they have decided not to buy on the basics on a built in bed

    Yes, I think it's completely legal. I can't see that there's a responsibility on the agents to point out every obstruction which might prevent a buyer's preferred item of furniture from fitting. Surely your parents can get something custom-made which fits?

    So the vendor has made adaptations so that a room can be used to its full potential?

    I doubt if the EA knew there was a sloping floor under the bed and a surveyor simply wouldn't check that sort of thing. There is no obligation for a vendor to volunteer any information about the house they are selling, but they must answer any questions truthfully.

    The misrepresentation is that the FLOOR plan was drawn to the wrong shape! The floor cannot be a floor if it is a sloped section! If it was the measurement taken between the walls, fine, but the actual FLOOR does not measure the same as the walls indicate here.

    However if you read what else I've written I have already said I don't think it is really an issue as it can still be used as a bedroom regardless!

    You're taking the name "floor plan" too literally, a floor plan is typically not cut at floor level, if it was you wouldn't see any windows, in many properties you wouldn't even see any internal walls ;)

    Since when can you rely on an estate agents drawing? even the measurements they give come with a disclaimer.

    There would be no problem putting bunk beds in that space, they would just have to be hand made and probably built in. A weekends work and £100 with of wood should do it nicely.
